This project involved undertaking alterations to an existing family home on the cliff top edge of Rothesay bay, Auckland. The brief included taking advantage of the coastal sea views, providing a modern four bedroom home with separate lounge attached to the master bedroom. The home has been designed around the existing garage and footprint of the existing ground floor, recycling as much of the existing slab and groundwork structures. A combination of cedar shiplap vertical and horizontal, metal cladding and plaster have been used combined with low lying roofs help to break up the buildings form. Working with the existing parameters and layered approach, has resulted in a modern home that rests comfortably between neighbouring high and low properties on a cliff top site.

Design Features/ Creative Solutions

Working with the existing garage and ground floor slab we have repositioned the living and kitchen location to maximise the cliff top views. A scullery has been added which flows through to the laundry and service area. The Western courtyard has been retained providing a sheltered area accessed form the family room. The main living area has been glazed with 2.4m joinery opening the house up to the cliff top views. An outdoor louvre structure adjoins the kitchen providing an outdoor room with an uninterrupted vista.

The bedrooms have been spread out over the upper split level. Two bedrooms located above the garage have been fitted with ranch sliders and full height screen battens which provide the rooms with light, ventilation and privacy as well as a point of difference. The two main bedrooms above the living area have their own dressing areas, ensuites and wrap around decks taking advantage of the Rothesay Bay sea views.

A combination of cedar shiplap vertical and horizontal, metal cladding and plaster have been used. These, combined with low lying roofs, help to break up the buildings form. The box forms have been further integrated with recesses, eyebrow roofs, battens and black joinery providing an interesting contrast between texture and form. Working with the existing parameters and layered approach, has resulted in a modern home which rests comfortably between neighbouring high and low properties on a cliff top site.
