VILLA SCHÖNEICHE in Berlin, Germany by Hammoodi & Partner

The villa is built in an angular shape on a 1250 m2 land with old trees on the outskirts of Berlin. The new villa is attached to an existing weekend house but there is no functional connection, only to make the most of the landscape garden where birds, squirrels and hedgehogs live. Sometimes a fox from the near forest is looking around the corner.

The buildings owner lived and worked for long time in the orient and the villa embodies nostalgia from this time and connects to eclectic villas around Berlin with a postmodern addition in a romantic spirit.

Before one enter the house the paving tiles are laid out in pattern like a carpet. The entry to the villa is protected from an arched portal which gives shadow to an arched window over two floors. The foyer has a double hight volümen and makes the entrance more spacious.

The ground floor is equipped with living room and a fireplace, a kitchen and dining room, guest WC, garage and an apartment with separate entrance.

In the second floor are two bedrooms, two bathrooms, a sauna and a spacious sun terrace adjacent to the bedroom. From a gallery one can see in the foyer of the entrance.

A stair tower leads to the roof terrace with panorama view. Here are solar cells installed to support warm water generation from renewable energy.

The villa project is fellowing the parameters of sustainability and energy saving efficiency.

The walls are erected with aerated concrete blocks which have good insulating properties.

The ceilings are precast decks. The double glass windows have a low U- factor. All rooms are natural illuminated and ventilated. Energy saving lamps are all over the place and WC flash can be optional regulated.

Recyclable materials are choosen and the villa is errected from local craftsmen.

In the landscaped garden can wild plants grow (weed) to allow food fore the redusing species of butterflies.
