Competition winning scheme for Plot 15 of the MOLEWA residential design competition in Ruichang, Jianxi Provence of China.
Residential design in China faces multitudes of restrictive design issues: One, facing heavy regulations imposed by local planning bureaus residential design often results in very strict interpretations of massing and building separations. Second, a developer-led and market driven standard of apartment layout creates a homogeneous and monotonous building typology that litters the urban landscape offering very little choice to potential buyer / inhabitants. Thirdly, out-of-date local customs remains a design barrier that is difficult to overcome by users accustomed to certain arrangements of functional layout that is a reflection of the developer-led model, fueling the perpetual circle of the same type of residential layouts.

In 2010 the former Kralings Museum at the Hoflaan was transformed into a luxury apartment building. The building consists of three apartments with a common entrance and a lift to the upper floors. The project Casa F involves the apartment on the second floor and contains 193 m2 with 25 m2 of outdoor space.

Our goal in renovating this penthouse duplex for a young bachelor was to maximize the impact of the light and views that the penthouse floor-through configuration afforded. The existing apartment had terraces on both levels but the windows and interior partitions limited the impact of this exterior exposure on the interior spaces.

The Génicart district, located near the centre of Lormont and adjacent to the town’s main urban and interurban network, consists primarily of collective and social housing. Comprising 10% of the city’s municipal territory, it accommodates roughly 10,500 people and 50% of Lormont’s population. This ambitious urban and social renovation project is organized around four different residences, located on the South sector of the district: Saint-Hilaire (387 units), Leroy (114 units), La Boétie (105 units) and Villon (104 units). The project has established a residentialisation programme. The term “residentialisation” originated in the 2000s and follows the first phase of rehabilitation of housing estates operated from the 80s. Residentialization responds pragmatically to the constraints of collective housing for large populations set by the investors. In this programme, housing units are gradually distinguished from one another, and public space follows suit. Through the use of pathways and a more progressive hierarchy of public and private, the presence of unused collective space is reduced. The pitfall of residentialization lies in its premise. It is an impoverishment of shared spaces, a homogeneous privatization of ground against the very principle of large sets: the free plan. The risk is to strengthen the withdrawal, and return once again to the margins of neighborhoods. The project area Génicart attempts to reconcile the redefinition and the free plan. Taking advantage of every opportunity offered by the need to intervene on the buildings, the project follows an overall strategy of making urban blocks more comprehensive through architecture, whilst keeping the landscape open. This is achieved through gradually transforming public and private spaces such as green areas, sports facilities, and new pathways into an entirely pedestrian area.

Award winning forest resort style spa residential architecture in China’s Hainan province. It’s sited by the Wan Quan River which residents can view the beautiful scenes of river. Design was centered round a tropical resort style hotel clubhouse. Apartment buildings were leveled from back to front and higher to lower level. Front was shops along street.

Intervention in an attic built around 1975. The project proposes a substantial improvement of thermal comfort (non-existent) acting from inside. Also expands outwards communication via two openings which, by way of frames, increases the visual field of the dining room.

“Advertise Yours!” is a suitable slogan for the occupants of the apartment, because the owner is a CEO of a company engaged in the field of Advertising. Architects tried to explore the character and applying it to the interior design of its Apartment Residence 8 ‘s. Trying to find symbol of advertising, architects find the image in the form of billboards along the streets of Tokyo and the Americans who made the architect took the shape and position of the board into the shape of furniture back and forth with the basic shapes such as cubes and blocks billboards. But what may represent advertise on the residents themselves? Architects then use a mirror as a symbol of the client’s family that can be advertised from himself. Mirror as a symbol of self – advertised as well as an addition to reaching effects on the apartment interiors. In addition to digging philosophical form, the architects also gave memorable touch warm and woody tone through vinyl materials that resemble wood and tacosheet and tone beige walls and floor, of course equipped with warmlight yellow to create a good impression for residents and family separate.

The Real state market for rental housing is highly competitive, full of vices and most of its advertisement pieces sound like siren calls. None of these, nevertheless, lack explanation: Property owners are bound to invest with caution, they need to hit the target of the particular taste of a potential but undetermined client, but most importantly they seem to be obliged to prescribe furniture and finishes tested against the most indolent of lifestyles.
