Taking into account the context of a blend of populations, memories of bygone activities and the many built styles and uses expressed in the surrounding built environment, this operation includes a gymnasium, atop which 69 social housing units have been built. Its first aim is to hybridize the industrial scale with the more intimate one of the individual housing unit.

The building sits in a neighbourhood shopping lane in Nakanobu, just south to the central district of Tokyo. The town is a mixture of old and new. A grandma’s confectionary and a jazz festival, pensioners among young couples, all share the same streets happily together. The site locates itself in the vicinity of a newsstand, a bathhouse and alike. In order to fit in to this yet humble liveliness of the town, the building’s scale is restrained to those of the neighbouring buildings, 4 stories with only 12 units.

The sizes of the plots is 5,873 m2. The total requested built areas was 4,000 m2 that we reached with our proposal. We wanted to create a special flair, a place to feel home but relax on the same time with the highest standard of living quality.
We created two different units to create also two different flats to adapt to the market. At the same time they can fit different need. The houses are really flexible and different function can be brought in.

Westgarten 02, a residential block of high-end rental apartments, was built on the last remaining gap in development in Frankfurt´s Westhafen district. In terms of its language of forms, the design was guided by its immediate neighbour, “Westgarten 01”, a mixed residential and retail block. Light-coloured clinker cladding emphasises the ground floor zone, optically dividing private from public space. Continuous cornices and projecting render detail on the parapets emphasise the horizontal articulation of the façade. Contrasting with its adjacent building, Westgarten 02 features light-grey render and a symmetrical façade design with a receding central zone. A sculptural note is added by the two-storey penthouse floor with large roof terraces. The internal arrangement of the apartments – three apartments per floor, accessed via stairwells at either end of the building – is legible in the design of the façade. Each apartment has a loggia overlooking the street and a balcony facing the inner courtyard. In total 39 apartments were created here.

By April 2009 a total of 6 houses have been finished as part of the Make It Right Program in the Lower 9th Ward, the owners were able to move back and enjoy the benefits of their new homes. Two of these houses were designed by GRAFT and chosen by the homeowners, as the process at Make It Right is popular vote. 9 more houses are currently under construction, one of them also designed by GRAFT, 10 houses are in the permit process.The houses designed by GRAFT are inspired by the Cradle to Cradle Philosophy and received LEED Platinum certification. They are prefabricated modular units, constructed off-site.

We considered the meaning of ‘living together’, and tried to connect the housing with city by designing public spaces.

The project was built in an area of residential expansion in the outer suburb of Seville, in the south of Spain.
The small size of the plot and the high housing density that was required suggested a court-type solution. The patio played a key role as an area for social interaction and made it possible to achieve the objective of giving the 46 apartments (2 or 3 bedrooms) two prospects – on the inner courtyard and on the street.

The Ten at South Person was designed for a vacant site in downtown Raleigh. The project is a new housing format for Raleigh – modern, affordable, and possessing row house DNA. The design maximizes square footage at low cost, builds from defining characteristics of a surrounding historic district, and creates a healthy streetscape via stoops and the play of materials and relief on the street facade. The units sold in only six days at a price that was the least expensive per-square-foot housing offered in downtown in years. Despite its modern form, the complex is nestled comfortably within the neighborhood.
