Washington Fruit & Produce HQ by Graham Baba Architects

Surrounded by the world’s most high-tech fruit packing warehouses, the 16,500-square-foot Washington Fruit & Produce Co. headquarters is conceived as an oasis amidst a sea of concrete and low-lying brush landscape. Tucked behind land forms and site walls, this courtyard-focused office complex provides a refuge from the noise and activity of the industrial processing yards nearby. Taking its design cue from an aging barn that the client had identified as a favorite, the concept seeks to capture the essence of an utilitarian agricultural aesthetic. A simple exposed structure that employs a limited material palette and natural patina, the design merges rural vernacular with an equally spare contemporary aesthetic. The L-shaped building is nested into the landscape through the use of board-formed concrete site walls and earthen berms that wrap the perimeter to form a central, landscaped courtyard. Soil excavated for foundation work was repurposed for the perimeter berms, eliminating the need to remove it or add more. A notch through the berm provides access from the parking area to the formal courtyard and building entrance.

Like all architectural proses chose a certain strategy is a primary step in design, and also pay attention to the Location of project and its historical urban context are as a key design element. Justin coffee’s location is the neighbourhood called Maghsood-Beik In the vicinity of Tajrish Sq, and it is front of Tajrish Bazaar, although there is a river between Tajrish Bazaar and Coffee Jusmir. The Tajrish’s river plays a role as a divider here. We started initial design according to the Iranian traditional architecture and we tried to use of Iranian architectural lines in design proses for example fluid form of a dome in historical buildings in Iran which it used to build in Tajrish Bazaar. Our final decision was that we design a space which its main concept is from historical buildings but well known for a young generation. We also tried to control contrast between main form and furniture and additional walls. Wood helped us to do this contrast very well, and it also made an impressive relationship between main form, floor, furniture, and walls.

CW apartment is located in an area on the south part of Trento, a green and rural cameo nestled inside the urban pattern. The flat is set in a new row house surrounded by fields mostly of which are apple orchards. Nearby a farm house, from the end of the nineteenth century, together with some one storey single family houses, recently built, marks out a low population density area. The furnishing project concerns both the day area and the night one, set on the same level: the ground floor. The family, which consists of three members, expressed to the designers the double need to stay with family, cooking or relaxing, and to share convivial moments with many friends during the weekend; the dining table and the kitchen are situated on the best windowed side of the apartment: the one towards the garden. The custom made furniture of the day area creates an efficient and versatile space, flexible to the different living needs; the fireplace, visible from all of the day area, designs an intimate space, relaxing and cozy.

The 100+ year-old Nockege River Mill Building, formerly home to the Fitchburg Yarn Company, is situated on 7.4 acres on the banks of the Nashua River in the city of Fitchburg, Massachusetts. Its 182,500 square feet span three massive floors. The Architectural Team’s thoughtful restoration and adaptive reuse of the historic structure into Yarn Works creates 96 oversized, modern lofts, of which 57 are market-rate and 39 affordable at different levels of area median income (AMI). The building features more than 280, 8-foot by 10-foot windows to provide each unit with expansive views and an abundance of natural light. The unit mix comprises 29 one-bedroom, 58 two-bedroom, and nine three-bedroom apartments; amenities include a large community room with 25-foot ceiling and 17-foot-tall windows, a fitness center with yoga room, on-site bike storage and workshop, and a new grand central atrium gallery. Renovation work on the National Register of Historic Places-listed building included removing the first floor and rebuilding it with concrete slab raised above the 100-year floodplain, as well as the repointing and repairing of the exterior brick envelope and chimney stack, and structural reinforcement to the roof. In addition, all windows and frames were replaced with historically matched, energy-efficient reproductions. The site stands a mile from the city center, with easy access to transit and commuter rail lines.

Roca Beijing Gallery in China by MAD Architects

MAD Architects has completed Roca’s Beijing Gallery in Dongzhimen, near the Beijing East Second Ring Road. The project consists of an unobstructed gallery space that opens up to its urban environment; behind double-height glazing, the interior walls of both of the gallery’s floors, finished with a screen of LEDs, become a new façade for the city.

This home for a family of four is situated on the north side of a small park. The park borders on a kindergarten and an elementary school which stand next to a lively food market, all located in a dense urban area in the northwest part the city of Ljubljana. The main reason why the site was not yet developed was its size which is just a little over 300 m2. The site and building regulations demanded a very (site) specific scheme. The living quarters and the garden are placed on the top (terrace) floor of the villa and not on ground floor as one would expect. The end result is a hybrid between a modernistic town house (villa) and a terrace apartment with a rooftop garden, opening towards the park on the south.
