K22 is a house of 3 siblings, each of them begins to be grown-up subsequently but they all have the same intention to live together with their parents and taking care of each other like they did previously. The house is located in the inner zone of Bangkok “Huay Kwang”, they all decided to live together in the familiar district better than settling down separately which would result in more costs for land and construction. The main concept of the house is to design sharing spaces for all family members while providing privacy for each one of them. It could be compared as a family’s apartment where each of them has their own living unit, and the common space that perfectly fits the needs and activities of people from two different generations. Consequently, the house promotes all members to spend their time and share their moments together as one big family.
This Luxury Penthouse is located on the top floor of low-rise condominium in Hua Hin, The coastal resort town by the Gulf of Thailand. The apartment is designed as a vacation house for a single family, an escape from the crowded capital city. The client’s brief is for a flexible and open-plan living space in combination with a series of sea-view bedrooms that reflect modern living standards. Ayutt and Associates design (AAd) is trying to create a harmonious meeting point between sky and sea, overlooking the breathtaking infinity beach.
The project locates in Pak Chong district, near the perimeter of Khao Yai National Park, one of the country’s most visited weekend destinations. This blossoming vacation town is occupied mainly by two types of architecture; the ones predominated with large openings and access to hillside view, and those with the replicated aesthetics of Western architecture. Located near seaside context and rich natural ecologies of the mangrove beach of Bangkok’s outskirt – Bang Khun Thain, Habitia-H Club facilitates a recreational function as a clubhouse and a gateway entrance for a housing estate “Sansiri”. Habitia-H Club is a onestorey building situated in a 1,750-square meter site area with a 302-square meter floor area.

Bangkokians are now yearning for new possibilities of outdoor living space that can effectively answer to the tropical heat and its dense living condition where there is not much space for the outdoor. ‘The Commons’, a small retail development in the city center, is an attempt to create a new active outdoor space where people can comfortably enjoy it at anytime of the year.
To celebrate the transformation of a private organization to a brand new public company, MK Restaurants Group PCL decided to establish a new Central Kitchen, CK5. MK Restaurants is widely known in Thailand for 27 years for serving high quality, affordable hot pot meals as well as pioneering many innovative movements. It was the first restaurant chain to implement the use of electric pots, handheld ordering devices, induction stoves, self-ordering table tablet technology, robot service staff, and etc. One of MK’s earliest creations that eventually become its brand signature is the red trays, also called the “condo,” that are able to stack up vertically, allowing easier storage, convenience in serving, and extra space on the dining table. Designed by the owner himself since the early days of the business, it proves an inventive substitute for the impractical round plates. The use of the red condos is now common in every hot pot restaurants throughout Thailand, and is often imitated by the competitors.
Villa zone is located at a center of Food Villa Market Ratchapruek, Bangkok. This 2-story steel structure is set to be a transition point between parking and market. The elevation is developed from farmer houses and agricultural character in Thailand, focusing on the harmony of neighborhood building.
The home-office of Sukpisan Family is a building clustered which contains a large green space in between two houses, one clubhouse, and one office. Since there is no sanctuary area before, so they desired to have their own sacred things which can protect them from all unfortunate events.
The V-OFFICE project is an office building renovation project. The old building structure that was used as the editing studio and office will be minimally improved. The building’s exterior design pays attention to the elements and proportions to be used for decorating the building facade to create an image of a new building and uniqueness of the building to be memorable.
The 1980s condominium is on Charoen-Krung Road, located along the Chao-Phaya River in Bangkok, Thailand. This old building faces the river and is set in a prime location close to the Asiatique Riverfront, sky train, highway, ferry terminal and influential node, Silom.
