Mark Gargarian, Marketing Department for ARCHIBUS, Inc. spoke to AECCafe Voice this week about the company’s latest release. ARCHIBUS Inc., the industry’s leading Integrated Workplace Management System (IWMS), announced a groundbreaking update to its suite of solutions for the management of real estate, infrastructure, facilities and the workplace. The new version, V.24.1 includes the ARCHIBUS Workplace, a new product entirely, that connects staff to their work spaces from any device.

What were the ways in which integrated workplace management was achieved before ARCHIBUS Workplace? Integrated Workplace Management Systems integrate data from space planning, real estate, building operations, asset management and more in one integrated system. ARCHIBUS has applications for all of the above, but they are primarily on the management side of things. This new product connects people in the building to these processes, by providing a mobile interface that’s meant for everyday occupants. not just managers on the planning side. ARCHIBUS previously did have occupant-facing applications for reservations and hoteling, but the Workplace combines everything in one system, with a sleek interface, and many more capabilities, and cool features like QR code enabled reservations. Can you give an example of a common workflow that may occur in the AEC industry that would utilize ARCHIBUS Workplace? While ARCHIBUS does have applications for Capital Project Management of construction projects, and high level maintenance automation, the Workplace specifically enables the design, construction, and operations of a different environment. An office can be designed without the constraint of one-seat per person, and instead have different types of space for different types of work, with a fluid and accurate reservation system. You can have a space designed for quiet work and a space designed for collaboration, because you actually have a system to track who is using it, how often, and if it’s meeting your space needs. This integrates with ARCHIBUS Space Planning, so if you want to see an example of what this looks like on the Space Planning side of things, here is a case study that shows this from the manager side: https://archibus.com/success-stories/illumina-doubles-real-estate-capacity-with-innovative-team-space/ The Workplace carries through the success of that space plan, into an interactive occupant facing experience, that can collect more data from more people using the system directly, with all of their actions informing how space is used, maintained. The Service Requests in the system would also impact the data of maintenance and operations. What industry standards are incorporated into ARCHIBUS Workplace? The ARCHIBUS Workplace is a simplified once-size fits all solution for occupants, but the managers would be using other ARCHIBUS managerial applications like Space Planning and Management, that integrate with BOMA 2017 standards, or Real Estate Portfolio Management that integrates with FASB asc-842. What are the advantages to customers of using ARCHIBUS in conjunction with Autodesk and Esri? All ARCHIBUS applications integrate all data from your built environment. This data is modeled in interactive 2D and 3D models, or geospatial maps. So, for example, a 3D BIM model of a building with Autodesk’s Revit would enable architects, construction workers, and other stakeholders to reference the same data model. They could for example click a ventilation shaft and see its cost, make, condition, or whatever is relevant to their jobs. A maintenance worker could locate a problem area by following a point charted on an ESRI map. These functions happen in other ARCHIBUS applications. The Workplace would see occupants and maintenance staff interacting with 2D AutoCAD floorplans to locate team members, assets that need repair, and view relevant data. It sounds as though ARCHIBUS Workplace support analytic processes? Can you describe that? The ARCHIBUS Workplace is the occupant-facing solution that feeds different managerial solutions, depending on an organization’s priorities. If the organization is focused on space, all actions on space use and space assignments would feed data into metrics on occupancy for space planners, so they can identify vacant space and stay ahead of overcrowding, or inform the need for new construction projects due to lack of space. If an organization is focused on operations, all Service Requests generated in the workplace will feed metrics to ARCHIBUS Building operations, where managers can see which buildings or assets are generating the most requests to identify spaces in poor condition or track labor costs. Is the ARCHIBUS Workplace available on all mobile devices, in connected as well as disconnected modes? The Workplace functions on mobile phones, tablets, kiosks, laptops, and desktops. Organizations need to buy a software license, and to enter their AutoCAD floorplans which would be done with the help of an ARCHIBUS provider.
