Overseeing Oryuk Island and the newly established Marina, the site is located on a spectacular seashore cliff.  The objective of this limited invited design competition is to create a next generation resort-style luxury condominium and a boutique hotel complex which capitalize the ‘amazing view experience’ and provide a ‘maximum privacy’.  By taking advantage of the site condition, we have actively adopted ‘terrace’ concept throughout the site; by locating terraced residences on a cliff edge, the residents are able to experience an ‘undisturbed’ view of the sea as well as ‘open’ residential park in between the villa towers and terrace housing.  We have isolated a single detached villa zone into a ‘gated-community’; thus provide an increased ‘security’ for the residents.  Single detached units are ‘Villa Bar-view’ (Entertainment House) and ‘chateau W-Peaks’ (two generation, two entry house).  Cluster Housing is comprised of two types:  ‘House of Hanging Garden’ (Terrace House) and ‘Casa Cristallo’ (Crystal Cube Tower Housing).

‘Super’ Terrace

Our scheme calls for a ‘super-terrace’ idea – not a typical small, closed terrace but a ‘flexible’ and ‘expandable’ to increase interior living space.  This ‘super-terrace’ will maximize ‘sea-view-experience’ for residents of this resort.

The most important mission of this design was to provide a ‘sea view’ from every room / living space of all 117 units.  Our final siting allows no interference between adjacent units as well as providing a ‘sea view’ from different levels of residential units.

Private & Public

The site is divided into three clusters: 1) Cluster A: ‘private’ & ‘exclusive’ single-detached housing walking distance to nearby Marina; 2) Cluster B: ‘semi-private’ multi-housing providing ample ‘bonus’ terraces; 3) Cluster C: ‘public’ boutique hotel accessible to the adjacent park.  This method of siting provides a ‘hierarchy’ within the site itself and a solution for ‘multi-phased’ development within the project’s budget.

Block A: Single Detached House Zone

Chateau W-Peaks

Two-generation, Two-entry, Terraced villa

Chateau W-Peaks is located in the northern part of the Block A and comprised of three floors of living and one floor of parking.  This luxury, single detached villa was sited north-south direction, taking advantage of the site’s slope; this allows two auto-entrances, almost like a duplex that are connected.  We divided the villa into two zones that are independently operable: Master zone occupying 2nd & 3rd levels and Guest Zone occupying 1st and B1 levels.  All of the rooms in the villa will enjoy ‘sea-view’ and ‘privacy’.  A large size ‘flexible’ terrace will be a bonus space that provides ample room for outdoor activities such as barbeques and ‘pool-side’ parties.

Villa Bar-View

Entertainment Villa

Villa Bar-View is located on the southern tip of the site, right on the cliff; this villa is designed for people who are looking for a ‘true-entertaining’ house.  The villa features a 40 meter long ‘entertainment-bar’ zone containing a ‘great-room’ to be used as art gallery or performance hall, wine bar, gymnasium with ‘endless-pool’ & sauna.  This bar will be floating above a ‘winter-garden’ with fire-place leading to a yacht marina trail.  A glass ‘folding’ door between the interior space and the terrace adds ‘flexibility’ to this design.  The ground floor directly accessible to the northern road has five-car garage, master-zone and living/dining/kitchen zone with a BBQ/fire place deck located above the ‘entertainment-bar’.

Block B:  Cluster Housing Zone

Casa Cristallo

(Crystal House)

Cube shaped Casa Cristallo is comprised of six 300~500 SM 2-storey units; by rotating the tower 45 degrees and locate the core in the north corner, all of the units have ‘sea-view’.  The core containing stairs and elevator shafts are isolated from the units to minimize ‘noise’ generated from the core area.  The 2-storey units are mixed in such a way that all of the units have equal area of ‘sea-frontage’; also each unit can be entered from two floors into ‘master zone’ and ‘sub zone’.

House of Hanging Garden

(Green Terraces)

Three to four units of 45-degree rotated, 6.4m x 6.4m modules are connected to form this ‘House of Hanging Garden’ terraced housing.  The unique feature of this type is that each room facing ‘sea-view’ has a large 6.4m x 6.4m modular terrace, providing the owner more than ‘doubled’ bonus spaces.  This terrace can be landscaped as a ‘sun-deck’ or a ‘private’ outdoor garden with ‘amazing view of sea’.

Block C: A Boutique Hotel with a wedding banquet facility

A boutique hotel with 111 suite rooms and 29 terraced suites are sited in the same way as that of Block B, allowing users to have ‘amazing’ sea-views.  The rooms of this hotel are relatively larger than a typical boutique hotel of this kind to augment a feeling of ‘luxury’.  This hotel plays an important role as the ‘epicenter’ of this resort; membership spa, fitness center, outdoor pool, golf-practice range as well as a multi-purpose convention facility specialized for wedding are some of the key added features of this hotel.  As in the design of villas and condominiums, the hotel portrays a simple and efficient design that is also ‘eco-friendly’.

YKH Associates (Yamasaki.Ku.Hong Associates)

Rooted in the heritage of Minoru Yamasaki, Yamasaki.Ku.Hong Associates was founded by Tae Sun Hong in 2000 in Seoul, Korea as a branch office of Yamasaki Associates of Troy, Michigan. A third generation partner of Yamasaki Associates (YA), Tae Sun Hong joined the firm in 1992 after graduating from Yale University and served as the design director of YA & YKH since 2000. In 2011, Yamasaki Korea, after the headquarter office’s closure, changed its corporate name to Yamasaki.Ku.Hong Associates (also known as YKH Associates.)

Under the direction of Tae Sun Hong, AIA, YKH Associates continuously carry Minoru Yamasaki’s vision in architecture, marked by clean lines, warm textures, attention to detail and innovative use of technology and design methodologies.
