Located on a tight infill site within the premier 1,000 acre master-planned Warner Center mixed-use district, one of Los Angeles’ largest concentrations of residential and commercial space, Ascent introduces a new residential model to the region — the apartment style condo.  While square footages in the 191-unit community average 1,056 square feet, there are units as compact as 640 square feet.

To assure that the development would have competitive appeal in a market dominated by single-family homes and larger condominiums, Withee Malcolm Architects addressed the design at three levels: modulating the facade to give the contemporary urban architecture a residential sensibility, creating an outdoor public area with a hip resort ambience, and providing well-planned interior layouts that maximize the livability of the smaller spaces.

Entrance

Employing a system of vertical grids in juxtaposition to the strong horizontal lines created by the balconies and brise-soleils, the design brings depth and scale to the facade. The four-story stucco building is clad in brick at the first floor exterior base where the brick and trellis porte cochere define the formal entry.  On the interior facade where the building wraps the pool deck and courtyard, a play of soft colors creates visual interest.

Outdoor Patio

At the courtyard level the design is an urban resort complete with wi-fi enabled cabanas, indoor and outdoor lounges, fountains and fireplaces, pool and spa. There is also a clubhouse with a gourmet kitchen and entertainment lounge with flat-panel TVs.  Sleek, modern materials and finishes — glass tile, frosted glass, metal awnings and screens provide counterpoint to the lush natural landscaping.

Pool

Floor plans of the one- and two-story residences, that range from one to three bedrooms and up to two-and-a-half baths, are open with views to the balconies, provide easy flow and adequate storage. High quality finishes and desirable design features such as granite countertops, stainless steel appliances and distinctive cabinet styles and colors complete are standard.

Entertainment Center

Within walking distance of dining, shopping and many of the area’s major employers at Warner Center Business Park, and just minutes from Highway 101 and Interstate 405, Ascent is in one of the San Fernando Valley’s most easily accessible locations. The location affords residents access to entertainment studios and other leading Los Angeles area employers via either car or the new Orange Line system, including NBC Universal, Disney, Anthem Blue Cross and Kaiser Permanente.
