Article source: Sven Lavine Architecture Originally designed & permitted as 2 detached building on one subdivided lot located on the Sausalito waterfront, this project has been redesigned as a larger single family residence which we determined would better fit the site, neighborhood, and clients needs. It was with trepidation that we abandoned the first design that had taken years to permit, but in the end, we all are much more happy with the revised design.  Image Courtesy © Sven Lavine Architecture One of our main goals was to stay away from materials which would degrade rapidly and require frequent maintenance in the damp, windy coastal climate. We steered the client away from the stained red cedar siding which has been in vogue lately. For the horizontal finish, we instead went with oko skin, a glass-fiber reinforced concrete siding attached in a rain-screen application, which has an uncommon, elegant look. It also happens to be durable, “green” and virtually maintenance free. Other similarly capable materials include stucco, metal fascias, and aluminum framed windows.  Image Courtesy © Sven Lavine Architecture We have attempted to embrace the steeply sloping site in a harmonious way. The resulting design “climbs” the site, avoiding cutting into the hillside where possible. We are required by the city to set the garage back from the front property line, which necessitates an unavoidable large cut into the front of the site.  Image Courtesy © Sven Lavine Architecture The large upside down “L” element on the facade helps to unify the front, which is functionally densely packed, and could easily appear busy and fragmented. It adds a layer of elegance and a buffer of privacy to the highly fenestrated facade. The home is a “piano nobile”, locating the living spaces on the upper (3rd floor) level, and the sleeping & service spaces below on the 2nd floor. This takes the best advantage of the views during daylight hours. There is a 4th story master suite which is set back with an outdoor space in front.
