Instead of a settlement house a new building with garden for a family of four was created. The conception should be an open living concept in ground floor , the 1st floor is the children’s area and the penthouse is for the parents.

Despite the small building size with a width of just 7.20 m allows the development of a single row of stairs at the party wall to the adjacent existing building a more free space management and allocation, so that the ground floor creates an open living area with kitchen, dining and sitting area. By means of large-area sliding doors to the garden is fluent included in the residential zone of the spacious outdoor area with a terrace.

The floor includes two children’s rooms with a shared bathroom, a guest room and a work space. In the penthouse there is a completed parent zone with bedroom, bathroom, lounge and roof terrace.

Big window openings in all the rooms allow valuable views in the surrounding park area and the garden. The shading concept with sliding shutters and inlaid perforated screen allows the view to the outside without insight into the privacy. The wooden facade and sliding shutters were provided with a pre weathering painting to give the wood the desired shade of gray.

The desire of the client by a as filigree as possible support structure and mounting of the electrically controllable shutters required a special design with a stiffened angle frame profile into which are inserted the wooden slats and backed with a fabric cover that concealed suspension is reduced to the minimum level and also carries the integrated motor drive.

The material concept provides concrete surfaces from the ceiling and pary wall, all remaining walls are plastered, smoothed and painted white. The interior doors are flush and room highly integrated in the partitions to effect a peaceful and generous appearance. The floors and stairs were covered with smoked oak in rustic sort, the staircase is designed as a filigree steel structure, the banister with a handrail in oak is smoked.

The construction period was shortened by the use of precast concrete for the basement, the ceilings and the party wall to 5 months, the concrete surface was left as a concrete.

It was created a modern row house with a minimalistic design, which however radiates warmth and elegance and meets the housing needs of the 21st century.
