The EverRich 2 Apartments may be one of the most iconic projects of dwp Vietnam, which made an impact in the Cityscape Asia Awards 2008 despite the attendance of other more well known architects such as Norman Foster.

At 630,000 square meters and reaching heights of 45 storeys, this building is substantial by any measure.  There are 3,100 apartment units range from 120 to 250 square meters each and with two floors of mixed retail and public space on ground level. This project aims to be a self-sustaining community in District 7, Ho Chi Minh City, and construction will start Q1 2010

Evening View

The original building form was inspired by a single continuous loop which is distinct from the usual blocks upon blocks of buildings on a large plot of land.   This continuous building shape is softened into the shape of an undulating organic loop, creating different views, sun angles and breeze flows throughout. The final shape took the form of a wave or a Möbius strip offering various styles of dwelling units and many opportunities for different kinds of glazing and natural landscaping.

Desmond Spencer Harty, is the new Managing Director of dwp and joined the The EverRich 2 Apartments project in its second phase of design, and brings with him a significant experience of high rise and residential design.  After the initial concepts had been approved by PD Group, it was time to make the building a reality, and this is where Desmond’s practical expertise came into play.  The scale of the project is huge and yet achieves a human scale. The architects have produced a clever design that maintains good views from all apartments, and incorporates a number of sustainable ideas including natural ventilation, sky gardens, green roofs and elevational shading treatments that will make the building very efficient in terms of energy usage.

dwp’s approach to undertaking this project has been through space economy.  By engineering standards, this project is a humongous undertaking and solving what are usually routine practices of distribution of mechanical and electrical services became like a giant, complicated puzzle.  dwp has ensured that the consultants  team continues to integrate natural light into the dwellings and public areas, and has dramatically improved the efficiency of the building with the use of precast elements and simple construction techniques.

The EverRich 2 Apartments

Standing in an open, fairly uninhabited part of District 7, this building will truly be an example of living on a grand scale in Vietnam. Following on from the success of their EverRich I residential development, local developer Phat  Dat Real Estate Company have recently launched EverRich II in a blaze of publicity heralded by the official opening of the new Showhouse for the project in Ho Chi Minh City’s District 7 in September earlier this year.

Upon completion, EverRich II will add 3,125 apartment units to the private housing market in HCMC and sales of Phase 1 – for which construction has already commenced – indicate that there is great interest in the new development which with its unique building form is without doubt one of the most ambitious projects under construction presently.

The four storey Showhouse itself is no less ambitious, housing five show flats over three floors as well as providing a slick contemporary setting for prospective buyers to learn more about the project, not only through the model units but through an impressive architectural model of the overall development providing a focal feature of the sales gallery. A children’s play area and cafeteria also connects the building to the outdoors with terraced decks surrounded by tropical planting and water features.

Access to the display units is via an open staircase rising through the spectacular three storey atria. From the upper gallery levels, visitors can overlook the construction site behind the Showhouse, with the Phu My Bridge providing a dramatic backdrop for the project.

Exterior View

The use of light-coloured materials; stone, ceramics, timber and large expanses of transparent planes accentuate the airy and tasteful interiors. Externally, the glazed facades and projecting awnings are contrasted by lightweight louvers protecting against excessive heat gain entering the office spaces, which will house the client’s project management team for the duration of the construction.

While Showhouses are often temporary structures, the EverRich II Showhouse is destined to be integrated with the completed project, and will consequently add a further 4,000m² of communal space and facilities for the new residents, providing evidence of the developer’s endeavours to create a unique product in the current market along with creating an attractive residential address for home owners.
