The Cozart Medical Office Facility involves the development of a 7,500 square foot medical office to contain a plastic surgery center, and possible leasable space, located on a .51 acre site along Grissom Avenue, in the Oleander Business Park, Myrtle Beach, SC.

Looking Northeast

The building explores a low impact design approach to the conventional suburban office building. Located in the tidal basin region of Myrtle Beach, a sustainable strategy toward stormwater management influenced the integrated approach to civil, landscape and building design. Various stormwater techniques are explored allowing for 100% on site rainwater capture including green roof, infiltration trenches, rain garden, pervious paving, and peat moss gardens which absorb tremendous quantities of water while allowing a variety of indigenous species to flourish.

Looking Southwest

The main structure was primarily elevated allowing for 60% of the building’s footprint to become pervious, with a raingarden situated in a central courtyard. This “cool” space was additionally identified as an opportunity to generate natural ventilation through thin floor plates with operable windows throughout the building envelope. Variations of glazing types are specified particular to their ability to maximize daylighting, limit solar heat gain, internalize views toward green space and provide privacy. Energy consumption is projected to be 57% of a conventionally designed medical office building with the integrations of high performance glazing, maximized daylighting, green roof system, geothermal heat exchanger, hybrid natural ventilation, and solar shading.
