Article source: TheeAe LTD The residential tower is to be a new prototype for one of the key residential areas in Lima, Peru. The major use for the units is for a single person (single, divorced, widow or a newly wedding couple) who wish to live in the coolest zone of San Isidro. In addition, the site is limited by 60% buildable area with height restriction which allows maximum 16 story(48m) height for 30 residential units.
In those consideration, the design was initiated with a form to use the basic buildable area and updated after that for the most effi cient viewable shape toward the park, Lima Golf Club. By doing so, the shape of building generated its directional fl ow toward the park, so the facade was created to increase its natural form as organic leave. Its building setback as determined by District Authority was on Av. Pezet, 5 linear metres from the boundary line and on the rear, a setback was no less than 3 meters long. Parking spaces was provided in the underground levels; there were around 56 parking lots. Residential units consisted of fl ats and duplex apartments with 30 apartments. All residential units are facing the Lima Golf Club and the clear ceiling height was minimum 2.7 meters at every units. The kitchen of each units have direct ventilation and illumination. The laundry rooms are ventilated through an internal light-well. The project contemplates the possibility of an integral gas installation for kitchens, laundries and each of the rooms.
