Article source: Sanjay Puri Architects THE DESIGN BRIEF GIVEN BY THE CLIENT STATED A REQUIREMENT OF 2 BEDROOM & 1 BEDROOM APARTMENTS. THE PREVALENT RULES ON THE SITE ARE RESTRICTIVE IN TERMS OF THE OVERALL BUILDING ENVELOPE. AN OVERALL AREA OF 6098 SQM. IS TO BE BUILT ON SITE OF ONLY 1,355 SQM. WITH ALLOWABLE GROUND COVERAGE AREA OF 758 SQM. & HEIGHT RESTRICTIONS OF 9 RESIDENTIAL AND 2 COMMERCIAL LVLS.
WE STUDIED THE ORGANIC PATTERNS OF THE ROOFS OF THE OLD TOWN OF BUDVA (A 600 YEAR OLD TOWN CLOSE TO THE SITE) AND THEN DEMATERIALIZED THEM TO CREATE AN ORGANIC PATTERN. THIS PATTERN GAVE RISE TO A SERIES OF UNEQUAL TRAPEZOIDS WHICH IS TRANSLATED INTO MODULES THAT ARE VERTICALLY STACKED TO CREATE THE EVENTUAL FORM OF THE BUILDING. THE DESIGN IMBIBES THE INORGANIC CHARACTER OF HISTORIC DEVELOPMENT IN THE SEEMINGLY RANDOM STACKED APARTMENTS & THE VARYING ANGLES IN THE BALCONIES ALLUDE TO THE VARIATION OF ANGULAR ROOFS IN THE OLDER TRADITIONAL DEVELOPMENTS.THE DESIGN CREATES A SUSTAINABLE DEVELOPMENT MODEL REDUCING THE HEAT GAIN INTO THE APARTMENTS BY THE DEEP BALCONY OVERHANGS. ANGULARLY SPLAYED BALCONY SPACES, IN BOTH THE VERTICAL AND HORIZONTAL PLANES, FRONT EACH ROOM CREATING A TRANSITORY SPACE BETWEEN THE INSIDE AND THE OUTSIDE. Contact Sanjay Puri Architects
