This operation of rental housing is part of the overall urban renewal of the concerted area Concorde Stalingrad in Vitry sur Seine, in the near suburbs of Paris. Between the RN 305 and hillsides, the lot Champs Fleuris acts as a link between urban dimensions. The 48 units are divided into two distinct entities: 24 units in an R+7 apartment building, which provides a front built on the boulevard Stalingrad, in the north east of the site, the other 24 homes develop into heart shapes in fragmented plots from ground floor to R+3.

Access from the central boulevard, under the raised collective building serves the entire operation, and continues as an pedestrian alley; the lot’s heart, raised 90cm higher, can be seen from the boulevard, through a colored glass filter. We installed a clear strategy on the plant site due to the presence of basement parking all over the entire surface of the land: private gardens and planters with trees punctuate the alley, the backbone of the project and act as a filter plant.

The R+7 building has a current floor composed of 5 units, 4 of which have a double orientation. On the roof, penthouses in T5 duplex, are back from the alignment, and thus benefit from terraces of the city. South facade is characterized by the longitudinal collective balconies animated by mobile panels to play on the privacy of homes and solar gains.

The heart’s property has a denser scale, where everyone has large outdoor areas: the types alternate between homes with private access directly from the alley, and semi‐public housing providing housing atypical duplex and triplex, with living rooms above the bedrooms offering large terraces.

Facades, isolated from the outside, are treated with two quality sidings that meet: a smooth one in aluzinc, the other bent and darkcoat lacquered. A frameset and sliding metal panels can hide the rationality of current floors on the boulevard.

On the ground floor, the rough concrete coated with anti‐graffiti glaze ensures durability of structures on the street, in the heart of the property, the stamped concrete mixed with the green device reveals a genuine materiality contrasting with the metal cladding.
