Location

Ballast Point is a neighborhood south of the peninsula of Tampa, located 6 km from Downtown, on Hillsborough Bay. The owners selected this place for its characteristics, proximity to downtown Tampa, the water accessibility and the conveniences of a low density site.

The Design

The house is located in an urban plot of 15.2 meters wide x 46 meters deep geographically centered in a zone of protected oak trees and tropical flora, where houses are erected away from property lines.

The program consists of living room, dining room, kitchen, three bedrooms, office, art gallery and a detached  two-car garage. Social functions housed in a single space at ground level where there are no solid dividers between the different area functions.

The design is an alternative to the typical construction of this neighborhood, with considerations to the  existing buildings, urban fabric and the site.

The project empowers clean lines and bold moves motivating the architecture to be part of its environment in harmony.

The flow of the house allows a friendly and open ground floor space for social activities and private uses on the second floor. Both spaces are related by sharing the central double height volume alone with the dramatic open stairs.

The indoor and outdoor visuals are integrated with the landscape, encouraging interaction and visuals to the outdoors.

The detached garage is located at the rear of the property, accessible through the house by a “Porte cochere” inspired drive way.

The garage is positioned as an extension of the main building, complementing the design with an oversized glass door.

Construction

The warm tropical weather and proximity to the sea coast provided the basis for designing a sustainable building.

The house structure is made of concrete blocks, pour in place concrete, metal and wood frame.

Exterior finishes in smooth stucco.

First level floor are flat polished concrete and second level finish floor of hardwood.

The staircase tower exterior is stainless steel tiles cladding and hardwood plank for interior finishes.  The roof support structure is made of tubular steel and glass.

All windows are storefront system.

The construction type choices enabled energy conservation in both climate control and lighting.

Light Treatment

Building orientation was studied as a condition to promote indirect light towards the south facade and positioning more openings towards the north side helping in the efficiency of the use of energy, light and air conditioning.

About Architects:

Juan C. Ricardes is a registered Argentinean Architect and Artist with a Master in Architecture from the University of Buenos Aires (1993.) Before co-founding Jaju’ Design & Development, Ricardes worked at renowned architectural studios in the US and Argentina, managing team members in Poland, India, Argentina, Mexico, Caribbean and US. He is currently the design leader of Jaju’ Design & Development and Senior Project Manager for DLW Architects. Ricardes is also a member of the Board of Directors of the American Institute of Architects Tampa Bay Chapter as Chair of the Gallery AIA.

Born and raised in Buenos Aires, by a family of Italian culture and art background, Juan’s big influences and drive come from his mother Martha Reggiani, an artist herself and entrepreneur business woman. His architecture school days were shaped by modern architects and he engaged in the design classes of architect Javier Sánchez Gómez, a member of the internationally acclaimed architecture firm of Manteola-Petchersky-Sánchez Gómez-Santos-Solsona-Viñoly (one of the largest architectural
practices in South America.)
