PLOT AND LOCATION.
The building it is located in the M-28-2 and M-28-3 adjoining plots, the partial plan Soto del Henares Torrejon de Ardoz, Madrid. It is a residential land development, promoted by ARPEGIO, about 4.0000 homes, including public and free. The area to be developed is located northeast of Torrejon, on the municipal boundary with Alcala de Henares, on a slight slope toward the river Henares. The plots on which the building is located are located on a main road of urbanization, which crosses transversely from north to south.
Most of the latest developments in new residential construction in multi-family housing have followed the scheme tipológicamente open or closed block block, developed in a repeated type plant height, with the only variations in ground floor (portals, gardens) and penthouses. This type of development involves typo logical uniformity and lack of adaptability to climatic conditions, limiting the possibility of architectural response to different users and limiting the optimal energy response in each orientation. The type of development that develops a mixed experience typo logical solution, where the lower floors of block behave almost like townhouses access by urbanization (in duplex with garden and / or terrace), and fit the upper structure housing exploiting the longer center line of the lower floors to aterrazarse. Attics, behave like the ground floor, with a duplex structure invested.
The overall organization is solved by arranging four parallel blocks of four floors plus attic, 42 m. long, separated about 16 meters between them. On the southwest side, longitudinally Paseo de la Democracia, is developed on two floors in a transverse block duplex houses, forming a generally comb structure.
Successive plants retranqueándose on wings and on each other, evolving into a bay between 10 and 12 meters. This allows all homes have at least two directions (some triple), which facilitates cross ventilation, and that 75% of them (100% of the three bedrooms) have terrace garden or superior to 16m2 .
Parallel blocks are not symmetrical with respect to the axes of access, in order to optimize and maintain good guidance. They are oriented such that the daytime areas and terraces are mostly oriented southeast or southwest, and night zones, northeast and northwest. The only properties that alter this repetition are duplex ground floor of parallel blocks, alternating their orientation, a situation that is offset by the clearness of the lower floors. Clotheslines and kitchens are placed on the facades facing northwest, behind the vertical communication cores.
The building consists of:
– Basement with 176 spaces and 86 storage rooms of 6 m² approx.
– Ground floor, 26 three-bedroom duplex apartments and five two-bedroom duplex apartments, all with terrace and / or garden and independent access, with 2 stores.
– First floor, located on the southwest portals, with 4 bedroom homes.
– Second floor with 14 three-bedroom homes with terrace and 4 1-bedroom apartments with terrace.
– Third floor, 16 two-bedroom houses with bay window in the lounge, which mounted on the lower floors of the duplex penthouse.
– Attic floor with 16 three-bedroom duplex, riding on the homes of two bedrooms on the lower floor.
The proposed solution thus implies that all plants are different, giving a very large number of different situations, multiplying the offer and adapting to the different orientations and views.
