The existing corner-plot of Familien wohnbau is bordered by Langobar den strasse on the north-eastern side and by Aribogasse on the south eastern side. The site offers a plot of circa40x34 metres. The property can be seenas even, the level difference along the building lines amounts to 16 centimetres max.
Apart from the legally required intakearea,the construction of a basement forthe whole property is planned. Alongsidethe storage- und engineering-rooms anunderground garage offering 38 parkingspaces(35 car as well as 6 motorcycle andbicycle spaces each) will be created. Thegarage is accessible from Aribogasse via asingle-lane ramp on the southern borderof the plot.
The development of the building occurs along the northern face of Langobardenstrasse. On this side of thebuilding the vertical main-access to thehousing is located together with unitswith elevator and a central stairwellilluminated from the street-side.
The housing-units on Langobardenstrasseare made accessible directly from themain-stairwell, the ones on Aribostrasse and the maisonette-units along the courtare made accessible through the firstfloor via a flat-roof and through the atticfloorvia an open access-balcony.

The housing-units on the first floor faceeither terraces or small gardens situatedon the flat roof above the business space.
