Article source: 10design The Bay Valley Science and Technology Park is a 400,000sqm office development in New Jiangwan, Shanghai. It is one of 10’s first major significant projects completed in the summer of 2014. The project is comprised of low and mid-rise corporate headquarter office buildings designed for city and regional enterprises. The project contains 22 office buildings ranging in height from 40m tall to 80m tall.
10 worked closely with Shanghai Chengtou Holding throughout the design and construction process to help deliver a financially successful and highest quality business park development. All building locations and sizes are carefully considered to avoid overlooking issues, maximise views, and create a good sense of scale and hierarchy within the masterplan. The low-rise corporate headquarter buildings with shared atriums are oriented along the eastern side of the site with good views and orientation off the central green park. Along the western side of the central green space, 13 storey high rise towers are located around large drop-off plazas and courtyards. At the northern and southern ends of the central green space, two 18 storey towers mark pedestrian gateways into the site. The high rise office buildings are flexibly designed to allow for single large tenants or multiple tenant occupants on each floor. The central green space runs along the entire site, from north to south. All buildings have access to this landscaped garden which is designed to be the community heart of the development. Public amenities are located along this axis with functions including retail, dining, and meeting/exhibition facilities. A large public amenity building containing meeting rooms, exhibition, and conference facilities hovers over a one story podium in the middle of the site. These facilities can be used by occupants of the business park or by the public. The main multi- purpose space is wrapped in glass with a metal screen to allow views into the central green space and create a unique lighting effect at night. Construction Insight The Bay Valley Business Park for Chengtou has recently completed construction with the first tenants scheduled to start moving in by the end of summer, 2014. 10 worked closely with the client during the design and delivery process to ensure a high quality finished development. The entire development was built in one phase including a full basement, over 400,000 sqm of above grade construction and 22 buildings ranging in height from 40m-80m. There are three main building types along with a large central amenity building and two sunken plazas surrounded by dining facilities. Careful consideration went into achieving a high quality design within a very tight budget. Consistency was achieved through a rational modular system running both horizontally and vertically throughout. Within each of the three main building types, a systematic series of wall types and façades were developed to create variety yet maximise efficiency and reduce cost. The system of applied wall types allowed the development to be constructed quickly with a high level of quality. Construction began in the summer of 2012 and the entire development was completed two years later.
