SITE

It belongs to a property located in the central area of the city of Tandil, gifted of complete infrastructure and where the plan of territorial development grants until 1000 habitants by hectare.

The lot is almost on the east edge of the central area. Paradoxically, this area allows buildings up to a height of 31.5 meters where the majority of the existing constructions are one or two storeys height.

The result of the high morphological contrast between what the city aims to and what it has, is the presence of huge side walls pinning laterally to small constructions.  This impact has been characterizing the urban landscape of the city in the last 30 years. It will take many years more to make the entire city completes the permitted height.

The area, has almost in its entirety, without removal of front and side buildings.

URBAN STRATEGY

How to locate a vertical volume inside of a low urban setting?

Possibility 1: A building between both sided walls would produce a generic introverted volume and only related to the city by the street and the building, leaving side walls that will be exposed for a long time.

Possibility 2: A fully insulated building would produce a volume that would disrupt the traditional continuity of the municipal line built in the area.

Our proposal: A building that is born without retirements from front or side, but goes away from dividing walls when it exceeds the height of the neighboring buildings, but keeps your forehead on the plane of municipal line.

These lateral displacements prevent the large side walls and put the building in relation to its surroundings, from which shall be charged as a free volume.

The low height of the environment, (which will take a long time to grow), is an opportunity to maximize the views and orientations to 360° improving the quality of life of the users of the building.

URBAN LANDSCAPE

It has the privilege of being the first building of the block.

The inclusion of a vertical volume into an existing horizontal environment generates a new imprint, the quality of that meeting is crucial for the context.

The new vertical scale offers a friendly coexistence with the traditional horizontal scale of the sector.

It strengthens the front built on Pinto Street.

ORGANIZATION OF THE BUILDING

The building seeks to be ordered from the location of the vertical circulation located centrally on the plan. It Releases the perimeter with natural lighting and ventilation, and provides flexible work surface.

Ground floor

It is the formal access to the building. It is swap space with the exhibition and reception sector community.

It offers visual permeability from the Pinto Street.

A circular staircase connects to the upper floor

An interior shop and exterior access.

With transparency and exit at the bottom of the area for outdoor activities.

The existing trees are maintained.

1st floor

It is the first plant of working space.

It is connected by the circular staircase with the Ground Floors acting as an extension of it in the case that an event requires it.

2nd floor

With kitchen equipment, this level is for working but also for rest. Terraces complement its use in medium season and summer.

Plans of flexible work, presented the possibility of power link with stairs of section straight located in the sector SO of the building.

Basement

Is the level of the parking vehicle, the bicycle, room of machines and deposits.

MATERIALITY

Structure

Columns with capitels, slabs with beams tape and partitions supporting that surround the core central make up the structure totally built in concrete reinforced.

Carpentry

Materialized in a curtainwall type frame in natural anodized aluminium, supported at the edges of the slab. The glass windows are made of double gazed panels on the four walls, allowing light filtered by sunshades for each orientation.

FACILITIES

Thermo mechanical Installations

A system of Volume of variable refrigerant (VRV) will be used for air conditioning in offices and public areas. It is a system of air conditioning of the type Multi-split, high capacity, Variable refrigerant volume type, consisting of a condensing unit outside and inside units. To be variable speed, vary energy consumption, promote electric energy saving up to 30%. They are units of heat and cold. The location of the outdoor unit is on the upper terrace of the building.

Sanitary facilities

PVC pipes will be used for primary, secondary drains, vents, rainwater pipes and sewers. The sewage and vent pipes will collect the discharge of the sanitation rooms of each floor until the Ground floor, where they are linked with the external sewage collector. Subsurface drains are gathered in the basement and from there, pumping through a team of automatic electric pumps, liquids will rise up to the ground floor. For cold water system there will be a reserve tank. It will be powered by a direct connection with the external network of drinking water, shall have a reserve tank and from there, through a team of pumps electric automatic variable speed and constant pressure, the water will feed the various artifacts located in the sanitary premises, changing rooms, kitchens, offices, etc. The provision of hot water for sanitary premises and kitchen will be individual, by means of electric water heaters.

Fire-fighting systems

The detection and fire warning system will be screened with photoelectric smoke sensors. The installation of scattered by the building fire extinguishers placed in places accessible for immediate use are also planned.

Water fire, fire hydrants and sprinklers system, shall be supplied from a reserve tank, exclusive to this system, with a separate drinking water network connection.

SUSTAINABILITY

Bioenvironmental depending on comfort and energy saving design.

Daylighting: Use of passive solar control facade materialized with parasols systems. Study of the separation according to incidence.

Joinery with double glazing sealed panel system.

Natural Ventilation: use of system of frames with opening controlled in edge lower and upper. Cross-ventilation… Greater speed in air renewals per hour.

LEED STRATEGY 

  1. Integration process of design and construction

The building was intended from the beginning as a feasible building for LEED certification, so this decision was present from the first ideas of the project, its location, relationship with the environment, facilities, materials, treatment on facades and all the systems which make the building, thinking about it as a whole. These decisions will be through the phases of design, construction and operation by the owner. Will take into account the interrelationship between the various disciplines (professionals involved) and building systems.

2 location and transportation (LT)

The building is located in a plot within the area central of the city of Tandil. This is the urban sector of greater concentration of activities, social exchanges and building density, multifunctional and equipped with complete infrastructure nature. In this way, building leverages existing infrastructure, public transport, road network, and also allows the development of unused land so far. It thus reduces the impact of what would provide the services and infrastructure needed to gain access to the building environment.

Furthermore, by its location and qualities of the building parking lot, sliding pedestrian, bicycle, public transport, shared and ecological cars is promoted.

As a result, these characteristics give a building integrated to the environment community, offering advantages to the users of the building.

  1. sustainable plots (SS)

The building integrates the plot with the local ecosystems, maintaining a large percentage of the parcel with the current ground and its vegetation, also incorporating absorbent flooring and native vegetation. In addition through the treatment of floors and ceilings are able to reduce the impact of the building in the environment and at the same time generate energy by incorporating in ceilings of generating elements of alternative energy for consumption of the building. Also the light pollution of the building is reduced at night with the use of devices of low and controlled light emission (luminaries LED by controlling its emission upwards and backwards).

  1. efficiency in water (WE)

The building has devices and accessories that allow to control and reduce total water consumption. In addition, it has alternative sources of water: collection and storage of rainwater for irrigation and deposits of toilets and of waters grey of sinks and showers for cleaning, which increases the efficiency in the consumption of water of all the building.

5 energy and atmosphere (EA)

The design of the building reduces energy requirements, by treating the different facades according to their orientation, natural ventilation through the ventilated facade system, efficient air conditioning systems with Sectored controls that allow to control the temperature in each sector and the different hours of the day, renewable energy generation in situ (photovoltaic panels for electricity). As result a building highly efficient in terms of consumption and environmental impact.

6- Materials y Resources (MR)

The proximity to the ground, that would reduce the impact on their life cycle, which are certified, material products with biological basis, which reused materials in their manufacture, including recycled content priority was given to the choice of materials and resources of the building. This reduces the impact of building, since the impact of each of the materials used for the construction was considered. It was also taken into account the recycling and recovery of waste during the construction of the building. There will also be areas of collection and storage of recyclable materials of the building such as glass, paper, plastic, among others.

  1. indoor environmental quality (EQ)

The building seeks to improve the quality of indoor air and thermal, visual and acoustic comfort.

THe design and control of the natural ventilation and of the thermal conditioning and filtered by means of equipment, allows to reduce the emissions of carbon of the building and improve the comfort of them occupants of the same. In addition to air quality and its temperature, the interior comfort is achieved through the management and control of artificial interior lighting and natural light from the outside (which also reduces the need for artificial lighting), simultaneously and graduating levels of lighting according to the needs of the occupants. Likewise you consider the Visual to the outside, where each occupant has access to through the space (openspace) design and acoustic efficiency is achieved by reducing the background noise of artifacts, sound insulation and reverb environments on time.

The interior materials are low impact due to their reduced concentration of chemical components.

8-  Innovation (IN)

The building was intended from the idea as a sustainable building which was a professional specialist in LEED standards within the project team to meet the certification requested by the customer. 

Conclusion of the strategy Leed

The total number of points achieved in the preliminary stage is 73.

We believe that it is feasible to overcome the 80 points but at the stage of project to achieve Leed Platinum certification.
