Article source: Benjamin Fleury – Architecte-Urbaniste This residence, a suburb parisian building type, is situated in 90 street Leibniz in Paris 18. It’s constitued by a five levels building, aligned on the street, and a two levels house in which lives a disadvantaged population. The programm consists of two shops open on the street, a studio and 16 social housing wich surfaces varying from 27 to 37 m².
Most of this housing of small sizes are occupied by people isolated with very modest rents. Because of the vulnerability of the population, the rehabilitation was financed without rent increase. The environment was harmful for the inhabitants : – Dilapidated electric installations and heatings have already caused fire departures. – Important humidity at the basement level and the ground floors housing. – Structural problems of the high floor of cellars due to the humidity of the building. The difficulty of the work was to to reconstitute the floor of the ground floor, including in the hall and corridor, by maintaining the inhabitants circulation. Temporary footbridges crossing were installed the time of the resumption. Because of the economic constraint of these inhabitants, we favored a rehabilitation with a thermal reinforcement: besides the successful convectors installation, we arranged 12 centimeters of outside insulation completed by successful joineries and wooden shutters. First of all, this thermal improvement is a social action allowing the decrease of heating coast. We chose to respect the building’s suburb parisian image, nevertheless, to reading this rehabilitation as a new historic stratum, we chose to use the wood as material to all the additions: – Lifeline with ribband wood put on frame metal, like a contemporary review, – Natural wooden joineries replacing old wood windows degraded, – The shop windows, the shutters and the hall furnitures are in laminated varnished wood.
