Article source: Studio Marco Piva After winning an International competition, Studio Marco Piva has been commissioned to project a new residential building complex, in the broader context of the renovation of Via Principe Eugenio in Milan. The project propose a modern architectural solution able to reestablish a continuity with the city’s public landscape and the other surrounding buildings, consolidating the relationship between the building and the public spaces.
Green terraces also re-connect to the historical tradition that characterizes Milan’s residences: large green terraces that are an integral part of the spirit of the house, as if to represent an extension of it. Between the rigor of the rationalism and the expressive freedoms of a contemporary proposal, the new building will be a new focal point of the area. Princype is a residential complex with a new and innovative concept, which draws inspiration from the excellence of Italian and international hotels, and translate it into an innovative and contemporary residential lifestyle. The extreme attention to detail, with the selection of high-level finishes and materials, and the careful design of the space, bring to the scene environments that favor the maximum psychophysical well-being of those who live them. The residence offers a wide variety of cuts and housing solutions that can reflect any type of need. Moreover, 3 different mood have been studied for the furnishing: Elegance, Contemporary and Limited Edition by Studio Marco Piva. Abitare Co. has acted as broker agency for the project (90% of teh partments have just been sold) while Milano Contract District has partnered as a design platform to provide products and services related to home design, and also realised the concept of the exclusive store in Corso Sempione, designed to offer a preview of the future home. The Princype residential complex represents a new example of sustainable urban architecture in a strategic area of the city of Milan. This project is part of the redevelopment of a large urban area that had been abandoned for years. It is a prestigious residential complex, characterized by an innovative housing concept, inspired by the established experience of Studio Marco Piva in the hospitality trade and related services, to translate into an innovative, dynamic and highly functional residential lifestyle. The attention to detail, with a particular selection of the materials for the building’s façade and interiors, reflects the work of Studio Marco Piva over the years: a continuous search for formal, functional and emotional aspects, which aims at creating new references of technical excellence, without ever losing sight of the human dimension of the project.” The new building will house an 11-storey residential complex and will be characterized by an iconic charm combining the rigour of rationalism with contemporary expressive forms to give new light to the Milanese housing panorama. The project, developed by Studio Marco Piva with Mpartner Srl, Ariatta Ingegneria dei sistemi Spa and Ceas Srl, introduces several measures to make the building energy-efficient with a view to reducing its environmental impact in an urban context, creating tools and paths for a sustainable residential neighbourhood: this solution is capable of harmonising commercial and construction needs in an ensemble of volumes and spaces characterised by system efficiency and by a sophisticated and elegant stylistic proposal. Sure enough, the architectural project by Studio Marco Piva considerably reduces the volumetric weight of the buildings in the courtyard, as well as their building area, transforming the four pre-existing courtyards into one single central garden of high architectural and landscape quality, structured in such a way as to include some arboreal species, and thus appearing overall as a well-structured, rich and varied landscape solution. The relation between urban and private greenery is very important in the design phase, creating visual continuity between the tree-lined avenue, the large courtyard and the green front of the inner edge of the plot of land concerned. The attention to the landscape and urban greenery is also reflected in the terraces and rooftop garden on the top floor: an architectural choice involving an alternation of large terraces that emphasise the lightness of the building and give impetus to the composition, also evoking a wonderful and traditional characteristic of historical Milanese houses. The main façade has been designed with a ventilated wall covered in stoneware, and will reduce energy requirements by up to 30% compared to other building systems, while the entire building will be highly energy-efficient with low energy consumption levels: the combination of groundwater condensed heat pumps with the set of photovoltaic panels installed on the building’s roof will cover 65% of the expected needs for heating, cooling and domestic hot water production of the entire building through the generation of energy from renewable sources. Inside the building, radiant panels will exploit the available areas without impacting on furniture and partitions, and will thus also contribute to significant energy saving. As regards the lighting system, both outdoor and in common areas, energy-saving light sources such as LEDs will be used, providing for automatic regulation systems (hourly/natural light) on the external wall, which will manage such sources to limit the use of artificial light when not necessary. As regards the choice of furniture, the interior design of the apartments, developed by the Milano Contract District project team in cooperation with Studio Marco Piva and the advisor, includes some of the best interior design and home fit-out brands (among others Ernestomeda, Lema, Gessi, Cesana, Lualdi, Flos, Mirage…) that further em-phasize the project’s distinctive elegance and charm. A great attention to detail, exceptional amenities dedicated to the condominium and a careful and precise design of interior spaces promote the psycho-physical well-being of the future inhabitants. A great relevance has been given to the use of materials, to the sustainability of the production process and to the possibility of recycling the product after use, in order to reduce as much as possible the impact on available resources and on the territory. The companies selected to this end are at the forefront of research and innovation and have certifications regarding the quality and sustainability of their products. The ventilated façades, the generation of energy from renewable sources and the use of energy-saving light sources are crucial to the creation of an “intelligent”, sustainable and long-lasting building. Today, these elements are essential to a design ethic that fits the current design and construction, in which the designer implements solutions that are indispensable to define a new pact with the Planet. Princype has been conceived with a futuristic vision of living spaces, bringing the best of the hotel “structure” to the places of residence. Sure enough, the complex includes such services as a kids’ garden, a gym/SPA, co-working rooms, common areas, green areas, roof gardens, which add quality to one’s life in the city. In this particular historical period, in which customer demands are, as never before, for housing solutions with adjacent services, large terraces and urban greenery become strategic.
