Gabinete Veintiuno is a psychology buffet located in Elda, Alicante. The project stems from the need for a space where a person will feel calm and tranquil. The distribution before the reforms, which occupies a surface of 100m2, transmitted feelings quite contrary to those required, being spaces which were very divided and lit by small openings in the façade. We organised the new floor to suit function and we took advantage of the integral reform to carry out a great enlargement of the openings in the façade.
Sited along the northern side of a big plot, in an industrial area located on the outskirts of the city, this building takes the program as an opportunity to develop an urban liked volumetry.
The client was seeking two industrial buildings. The program of both was very similar: a series of specific open spaces, an office space and a double-height storage area.

After four years, the full renovation of the Castellana 81 office tower, Sáenz de Oíza’s masterpiece, has been completed and has been declared a Site of Cultural Interest (BIC).
Needless to say, the great responsibility entailed in renovating the 20th-century contemporary architecture icon, has meant for us ensuring maximum respect and admiration for each and every part of this magnificent building.
The Beyond Collective has moved into new cathedral-height and state of the art headquarters at 87 Weston Street, Bermondsey, a short walk from London Bridge Station.
The new work space – which will be the home for all companies within The Beyond Collective, including creative agency Above+Beyond and media agency Yonder – has been designed for open, collaborative and fluid working. In particular, the environment has been optimised for hot desking – so people from diverse creative backgrounds, spanning advertising, content, PR, media, strategy and production can sit together and reap the benefits of what The Beyond Collective calls ‘the atomic soup effect – that magical thing that happens when you throw diverse people from diverse backgrounds together.’
8500 Melrose is a situated at a prominent corner site and serves as a gateway into the city of West Hollywood. The project is a remodel of an existing building. A grand marquee marks the intersection and is an extension of the roofline that extends the building out towards the city.
COFCO Plaza was built in 1996 and it occupies one of the best locations in the city; located 1 KM from the Forbidden City and Tiananmen Square along Jianguomen Street at the cross with Chang’an Avenue.
In determining the strategy for the re-development of the building we built on our root focus on the concept of ‘innovation through renovation’ that has guided our previous work on many innovative heritage and modern building transformations. Kokaistudios has worked to enrich the urban fabric by the re-purposing and re-examination of the potential of existing buildings. In addition we worked closely with the COFCO team to understand their brand and their culture and design a project that embraced and translated this culture into a spatial experience.

The Poly Greenland Plaza office complex, built to a design by architects von Gerkan, Marg and Partners (gmp), has been selected for the Award of Excellence of the 2020 CTBUH Awards in the Urban Habitat–District/Master Plan category, which qualifies it as a finalist in the Overall Category. The ensemble of office towers and commercial buildings forms a unique address in the city environment. A generous sequence of plazas and an open shopping arcade create diverse urban qualities that link the complex with its surroundings.

Huitong Hybrid Tower is a novel idea in skyscraper design it is part world-class office space and part high-tech car park. By efficiently and seamlessly integrating parking spaces into the design, JKP increased buildable area under zoning regulations and maximized the value of the project to both the users and the city.
KROW is a coworking that was designed thinking on the creative companies. It is located in downtown Querétaro, Mexico, in front of the former railroad station, in an area of the city that in the last years have been transforming into a business pole for the emerging enterprises. Its privileged location has allowed it to have a contained development besides promoting the use of alternative means of transport.
