The commission included two different exercises: address the strategic retail planning approach for 40.000 sqm of GLA, and the new plaza design with high street shopping facing the public spaces. The double story plaza reveals itself at the two principle levels of the public domain, one being the towers’ ground floors and the other in correspondence to the hypogea level, acting as a junction between the park and the pedestrian axis Domodossola.

Easton Helsinki, a 66,000m2 shopping centre by Lahdelma & Mahlamäki is the first phase in a larger urban plan and looks to celebrate the identity and culture of Helsinki’s eastern districts. In its architectural and commercial concepts the project idealistically and physically centres itself around food, bringing together local vendors and businesses at the heart of the shopping centre. However, the project also holds a rich production history – it has been as much about process as it has about the final result. Centralised BIM models have formed the core of the workflow and design process since day one, a request of the client Kesko. Whilst shopping centres are inherently complex projects, workflow on all levels, from the design desks of individual end-users to contractors on-site, was managed through a centralised model; whether it be involving the façade system or the environmental conditions of individual shops.

The 93 unit complex was designed to appeal to a wide demographic, easily catering to the needs of downsizing owner-occupiers with bigger apartment sizes and generous balcony spaces. The design takes into consideration the local suburbs, parks, shopping centre and already established businesses, seeking a balance between the economical, environmental and aesthetic.

The Filmax Cinemas in Gran Vía, located within the Gran Vía 2 shopping centre, opened their doors 15 years ago, with this business model’s boom, which is based on leisure and mass consumption, and it led to fi lling the urban centres with a multitude of shopping centres, combining shops, restaurants and multi-screen theatres. After this golden age and before the paradigm shift, the client seeks a project to straighten up the cinemas by reducing their dimension, optimising their functioning and offering an experience which goes beyond what happens inside the room.
