This new house is located in NW Washington DC on a steeply-sloped and forested site. The project is a speculative house for a local developer, so it was designed to be constructed efficiently. The composition is organized as a series of vertical volumes situated within the trees, and stepping down the sloped site.
The site of this house was a housing development which have passed around 40 years since the area had stared selling. There are over 400 numbers of houses but they have no value as a property and people who are living in are not so young anymore. The demands of client are an over 330 square meter land space and enough distances from neighbors for a better privacy. Then the site was thought as the better conditions because of the low price of land and the density of the development.
The new citizenM in Shoreditch will be the third citizenM in the city of London, situated in the heart of the bustling Shoreditch neighbourhood, a location in London destined to be a perfect fit for the citizenM affordable luxury attitude. The entrance is located on the ground floor, and attracts the attention of pedestrians with a colourful art piece by AVAF which extends the street art look and feel of the Shoreditch area. Guests are guided upstairs to the lobby via the iconic citizenM staircase. citizenM Shoreditch offers 216 rooms stacked on top of the first floor lobby, as well as living rooms, canteenM and a balcony overlooking the vibrant Shoreditch scene. The hotel is located within a two-minute walk from Shoreditch High Street Overground station and opposite the ELLX viaduct, a key feature of the area, which will partly cover the newly developed Holywell Court.
This new outdoor deck and enclosure is perched atop an existing rear garage behind a Washington, DC row house. The Owners requested a private space for spending time and entertaining, with shade for the intense summer heat. A 6-story apartment building sits behind it across the alley, exposing the back and top of the deck to all the windows units.
This is a building complex for an architectural material company that mainly deals with import carpet and domestic acoustic absorption material. We renovate and expand the existing building which has basement floor and 3 floors above the ground. Because of the difference of ground level, basement floor has open space on its south side, but on its north side it can’t get daylight. We need to carefully design the expanded volume so as not to block the daylight into the existing space. We studied a lot of models, like hollow volumes around central court or several separated volumes,and finally decided upon a simple box. In consequence, on the one hand its volume is just a simple box with a lot of randomly openings on its walls and roof, on the other hand the 4 scattered small courts make the plan complex. Because the openings of the small courts are restrained so that we feel it “inside”, but inside we can see trees and receive enough daylight from toplights so we feel it “outside”, of course the existing area also receive enough daylight. That is to say, the inside and outside are reversed, or those are merged.
Site and Streetscape – The building is located in the backstreet of the cheongdam intersection, where luxury brand shops, and opulent apartments and houses boast their unique form. It is surrounded by the Hyundai and Gusan Apartment complex and other commercial facilities that are more than ten stories high.
There are too many beautiful old shacks being demolished, and Austin Maynard Architects won’t be part of it.

A couple of years ago Kate and Grant showed us around their beautiful shack, in bushland near the ocean, which they loved and valued greatly. They asked ‘how could we add a clear and elevated view of the ocean without demolishing, damaging or dominating our beloved shack?’
Concrete is proud to open Hotel Roomers in Munich; a hotel designed to cater to curious travellers who enjoy the flair and lightness of contemporary design in a classic setting.
‘Seduction’, ‘surprise’, and ‘the unknown’ are the key words behind the design of the hotel. The warm golden glow of the vast Vegas-like light canopy outside and the neon logo attract attention and make them curious about the life that hides behind the diffuse sheer curtains along the facade.
Restaurant IZAKAYA Munich is a unique mix of the ethnic feel of a Japanese inspired restaurant and the modern, sleekly but elegant Hotel Roomers.
The Japanese stand-alone restaurant IZAKAYA, located in the building of Hotel Roomers, announces its presence to the guests at the moment of arrival, with the show kitchen visible through the glass facade of the porte-cochere. A translucent gradient in the glass directs the attention on the chefs working at the countertops and cooking pits while all other elements are blurred out.
This ten-storey office building opened at the beginning of the 1990s as the ‘Lahmeyer-Haus’. Like many buildings from that time, the increasingly sophisticated demands of tenants and Frankfurt’s oversaturated business real estate market quickly rendered the building no longer competitive. It stood empty for many years until project developer Phoenix Real Estate recognised its attractive position in Frankfurt’s Westend and decided to completely gut and revitalise the building. Since Phoenix itself rents office space in the building for its Frankfurt branch, the brief was simple: “to build the best house in the respective market segment”. Our studio was commissioned to design the entrance lobby and the access and supply cores for all storeys, as well as interior architecture for two rented offices.
