This is a building in the neighborhood of Boedo, in a typical batch of 8.66m which has the special fund that s is adjacent to an urban courtyard with plenty of trees, where there is a football school and a small square. The view on this green match the best direction: north. This neighborhood of CABA, like many others, is changing its appearance as a result of the strong demand for multifamily housing produced in recent years. Without us even lose neighborhood characteristics, begins to suffer and enjoy the inevitable changes brought about any proposal for densification of a city.

Mar Azul is a seaside resort 400 km south of Buenos Aires, with an extensive beach of dunes and lush virgin forest of conifers. The land is part of the forest has the distinction of being very narrow and long and having a surface slope almost 5 meters before the baseline. From that point the dune has a sharp depression of low vegetation cover (acacia) but no pines. So looking from the lot to that area, conifers of the terrain is clear cut in this very special evening when the sun is going down and horizontally through the trees. This uniqueness makes this undoubtedly the most privileged view.

The owners, members of the study and connoisseurs for years in this place chose precisely the splendid scenery of the forest to build a small summer house.

The land on which we should intervene, forested with pine trees of great size, has a height of about 3 m in the sense of his forehead. In connection with the street one end thereof is elevated while the opposite has a depression, which some large acacias, hidden from view from the street.

Mar Azul is a place we know for many years for that reason when in 2004 built the first work we knew we had to intervene in a country that despite its great scenic beauty never had a legal support that will secure the heritage of greed of which lotean with one goal: make as land rent. What does it have a code, understanding the logic of this privileged environment, regulated by solving the mismatch between that subdivision inappropriate and the possibilities of building without losing the environmental quality of the site. This situation described is added as aggravating the proliferation of a type “picturesque house in a place of fantasy,” which gradually “domesticating” the forest, still owner of a rugged powerful presence. Operate at that site, it meant then, assuming their imbalances as a challenge and see how far, architects can make a contribution alternative.
Recognizing and seizing the particular maritime-forest microclimate together with the low budget available and with the requirement of a minimum posterior maintenance were determinant in the decision of the esthetic-constructive system of the house. The need to capture the light that passes through the trees led us to conceive the house as a “semicovered” and resolve it with big windows that provide long hours of natural light and full integration with the scenery, while from the outside, the windows reflect the privileged landscape creating a house with less presence.
‘Mapuche Country Club’ does not come to be a new born ‘country’ (condominium). Therefore, its lush vegetation, which has grown throughout the years, has added such a value to the place that has led both our clients (and friends) and us to agree on the fact that that area was the right one. Among all the several lots we went around, we recommended them an area that was fronted by a row of conifers, next to a bunch of fruit trees (unfortunately, the house was to be located here due to regulations), almost in the middle of the place were two old blue cedar trees close to the dividing axis and, a well-situated swimming pool. The lot has a position that favours the house in many ways. On the one hand, since the back of the house is NW-oriented, it is sheltered from direct afternoon sunlight by its cedars. On the other hand, its SE front row of coniferous trees do let the place receive some sunshine. ‘This plot is fantastic’, we said.

This land neither count with a code that, understanding the logic of this privileged space, regulate resolving the difference between this inappropriate constructions and the possibility of building without losing the properties of the site. In addition to this situation, the habit of building “picturesque houses in a place of fantasy” is taming slowly the forest, which is nowadays owner of a strong wild presence. Operate in this site meant to know the maladjustments and see how the Architects can make an alternative contribution.
