The plan for this 5,500 square foot private residence located along the Intracoastal Waterway is influenced from by the views, the irregular pie-shaped lot, the requirement that garages cannot face the street and the need to locate a septic field on the property. All of these criteria influenced the plan and geometry of the home, and one of the most prominent features is the cantilevered second floor at the front façade.

Miami has developed a contemporary vernacular of condominiums that includes brise-soleil-style balconies with floor-to-ceiling windows that offer panoramic water views. Our design “re-groves” the heart of Coconut Grove, and create a landscape in tune with the surroundings. The two towers of the Grove at Grand Bay respond to the surroundings and to each other, to give optimum views at every level. The towers take off from the ground to capture the full breadth of panoramic views from sailboat bays and the marina to the Miami skyline. The dancing motion of the towers creates a new landmark in the community. A lush abundance of plant-life blankets over the parking and amenity spaces, folding down to create pedestrian and vehicular access to the towers.

The Miami Design District, a neighborhood dedicated to innovative art, design and architecture, has commissioned The Museum Garage to be built as part of its Phase III development.
It is a seven-story mixed-use structure with ground-floor retail and the capacity for 800 vehicles. Curated by Terence Riley of K/R (Keenen/Riley), the project will feature five dramatically different façades by WORKac, J.MAYER.H, Clavel Arquitectos, Nicolas Buffe and K/R (Keenen/Riley). The building will also feature a mural by Sagmeister & Walsh.
