Residential Project for ‘best agers’ in Mühlheim am Main (Germany).
A site within a residential area and in proximity to a natural preservation area was bought by our clients, with the idea to build high quality flats for people enjoying the years before and after retirement – ‘best agers’ aged around 50 to 70.
In the middle of Frankfurt´s Nordend district, this new residential block was built to passive house standards on the site of a former Naxos-Union factory. Retaining and integrating the distinctive trees along Wingertstrasse was an important part of the design considerations: the comb-like structure of the complex on this side, with its broad area of green in front of the apartments, is a direct response to this situation. The private gardens of the ground-floor apartments are located in the five courtyards. The back of the complex is oriented towards the listed Naxoshalle, the last remaining relic from the site´s former industrial use. On the corner of Wingertstrasse and Wittelsbacherallee the block is finished off conventionally with a corner tower. The continuous clinker cladding on the ground floor strengthens the ensemble character and is also a reference to its urban context. All the dual-aspect apartments have large loggias to the front and to the rear. In total 69 freehold and 47 rental apartments were built here to the passive house standard.
D10 is a single-storey one-family home built in an established residential area. A private driveway provides access to the house. Two parallel shear walls are a distinguishing feature of the building. Generously designed glazing serves to provide a spatial enclosure. Protected by an extensively projecting flat roof a generously sized patio encircling the house serves to unite the indoor space with the outdoor space. Access to the building is also gained via this patio.
An extremely narrow, long site amidst the farmhouses of an old bavarian village: a challenge to organize a barrierfree, compact, and energy efficient house, that blends well into its rural neighbourhood. Despite the site‘s small size and difficult proportions, a peaceful house stretching far into the garden was created.
GRAFT designed a single-family house and two semi-detached houses, all of them environment-friendly buildings that join mobility, energy and health. The project is an unrivaled holistic approach that connects modern architecture, innovative building equipment and e-mobility as well as sustainability and physical health. The houses even generate a surplus of energy that will be used to charge an e-car that the tenant rents with the house.

Small and cautious interventions try not to destroy the special atmosphere and to retrieve hidden qualities in the refurbishment of a typical Berlin apartment from around 1900.
In three rooms several layers of old color were taken off the extensive moulding on the ceiling. Behind the thick layers of color parts of the original ceiling frescos appeared. Since the ceilings were not painted again, the rooms are being characterized by a lively and diverse feeling full of history. The slight irregularities of a rough lime cement plaster on the walls are equally far away from a too monotonous perfectly smooth surface. The old hardwood flooring was sanded off and treated with a mixture of oil and wax.
The URBAN NATION MUSEUM FOR URBAN CONTEMPORARY ART, in short UN museum, is the first German street art museum and will emerge in the Berlin quarter of Schöneberg.
Aktivhaus B10 is part of a research project. The project is investigating how innovative materials, construction methods and technologies can improve our built environment in a sustainable way. Thanks to an ingenious energy concept and forward-thinking, self-learning building controls the building creates twice its energy requirement from sustainable sources. The highly efficient and simultaneously lean building shell that this requires was made possible by the use of vacuum insulation panels.
