Park Slope Duplex Apartment in Brooklyn, New York by BFDO architects pllc

The clients, a couple with two children, had been living in their apartment for over a decade and decided it was time to renovate. Included in the project was a plan to convert a basement-level storage unit into a family room by adding a staircase at the end of an existing hallway to connect the two spaces together.
The entry sequence was reworked to create a slate-tiled mud room that could contain coats, shoes, backpacks, and sports equipment for the family of four.

Chelsea Apartment in New York by BoND

A dark and divided interior in West Chelsea, Manhattan, was transformed into a bright, loft-like space by architects Daniel Rauchwerger and Noam Dvir (BoND). The apartment, which the architecture duo acquired in spring 2017 occupies the third floor of a small 1910 apartment building.

Measuring 11.5 by 50 feet total (520 sf), the apartment’s layout is typical to many prewar apartments in New York. Similar to the “Railroad Apartment,” it takes the shape of a long and narrow rectangle that draws light from the building’s front and rear sides. In its original layout, prior to BoND’s intervention, the apartment was divided into three distinct sections: a living room, a bedroom, and a closed-off corridor connecting the two – which housed the kitchen and the bathroom. The architects removed these partitions to create one continuous space, celebrating the apartment’s elongated proportions and maximizing the illusion of depth. The forced perspective is further enhance by a series of inset lighting fixtures that extend linearly from the kitchen into the bedroom, and a wood floor pattern which highlights the length rather the the width of the space. The renovation created a clear distinction between the western wall – along which the apartment’s utilities, services and hardware are located – and the eastern wall, that was left blank to provide room for art display.

61st Street Townhouse in New York by TRA Studio

This turn of the century, four-story brick townhouse with an exceedingly rare two-story rear carriage house, is not landmarked; at first the townhouse seemed to be in a mediocre preserved condition, but a closer investigation revealed that both buildings had lost most of their original details, in fact, the carriage house façade was nothing more than a plywood painted mask that created three arched openings, clearly too small for any stable. The project offered the unique opportunity to rethink what had become two separate mixed use, heavily altered buildings, into a single, unique, private complex The project makes the most of the unique conditions, enhancing all of the characteristics that make “townhouse” living desirable, without the downsides inherent to the compact size, on the interior the final result is completely unexpected in a 20’ wide structure, the spaces feel wider and luminous, comfortably equipped by amenities rarely found in townhouses, such as concealed storage and an elevator.

New Children’s Library in New York by Michael K Chen Architecture

Michael K. Chen Architecture (MKCA) has designed the new Children’s Library at Concourse House: Home for Women and Their Children, a Bronx-based shelter that serves women with young children under the age of nine who are transitioning out of homelessness. Established in 1991, Concourse House works to eliminate homelessness by providing families with safe, stable, transitional housing, coupled with a range of social services and programming to help those families make successful transitions into permanent housing.

Located in Mattituck on the North Fork in Long Island, this modular, prefab home is designed as a multi-generational retreat for three siblings, their families, and their parents. The home is composed of four modular units that were fabricated in Scranton, Pennsylvania then shipped and set in place at the home’s site that looks out over a bluff to the Long Island Sound.

The overall design is a modern reinterpretation of the classic New York loft building typology, drawing inspiration from the neighborhood’s maritime and industrial past. The elegant interiors by the French architect Sébastien Segers take their cues from the golden age of Manhattan’s residential glamour.

Nestled among the skyscrapers of “billionaire’s row” are the historic jewels of Midtown Manhattan’s rise into the sky, the fashionable towers built by companies like Goodrich and General Motors, in muscular iterations of gothic revival, Viennese Secessionism and Art Deco styles. Designed by Carèrre & Hastings for the Fisk Tire company in 1920, the Fisk building’s 26 floors taper back in a series of terraces. COOKFOX chose the 17th floor to explore the next generation of workplace, a studio designed to join three planted terraces in an expression of our mission to connect people to nature within the built environment.

Glam Seamless in New York by Sergio Mannino Studio

Glam Seamless is a well-established online business dedicated to high-quality, high-end hair extensions founded by Alexandra Cristin. Until now, Glam has been an entirely online venture. Earlier this year, Cristin contacted Sergio Mannino to create her first shop in Soho, NYC. A few months down the track, and Glam Seamless is up and running.

As an online business, Glam is pink, white and – you guessed it – glam. We needed to translate this brand into a physical space; at Sergio Mannino Studio, this is our job, and we love it. Designing the ‘physical version’ of an online brand is always an interesting challenge – and we know how important it is to succeed at the first attempt.

The salon is a smooth cream and millennial pink, with shimmering ombre string curtains defining and separating the two areas of the store. Together with the color scheme, the curtains contrast elegantly with the clean, modern-retro-inspired lines of the salon counters and displays. The displays are part glass, part sheer surface and part handmade pink Terrazzo tiles.

MVRDV Breaks Ground on its First US Project, a Colourful 22-Storey “Vertical Village” in Manhattan’s Washington Heights

MVRDV breaks ground today on Radio Tower & Hotel, a 21,800-square-metre mixed-use high rise located at 2420 Amsterdam Avenue in the Washington Heights area in Northern Manhattan. The 22-storey building, which is MVRDV’s first major project in the United States, combines hotel, retail, and office functions in vibrantly stacked blocks, reflecting the vivacious character of the neighbourhood and setting a direction for the future development of the area. Completion of the building is expected in 2021.

Old Sag Harbor Road is a four bedroom, 7,100 sq ft home in Southampton, NY. The clients are an energetic couple, who were attracted to the pristine surroundings and envisioned the project as a secret enclave in the trees for themselves and their friends. One of the men travels frequently and wanted a place for respite, to recharge and regroup. The other is an interior designer who recently obtained an architecture degree; he served as a key collaborator on the project and took on design challenges as part of the team.
