Palma Hideaway House in Spain by Mariana de Delás

Palma Hideaway is the result of an ongoing exploration on how to dwell ground floor spaces sited in bustling urban fabrics. (Case study continuation of Raval Hideaway Barcelona).

In this case, the owner acquired a 92sqm former motorcycle repair shop that had been long closed in the frontier of Palma de Mallorca’s old quarter. The space had generous free heights, a non used courtyard and was built in traditional mares stone (mallorcan limestone).

Can Bordoy -Grand House & Garden in Palma, Spain by OHLAB

Can Bordoy -Grand House & Garden- is a small 24 room hotel with a magnificent garden, swimming pool, spa and panoramic terrace, located in La Lonja neighborhood, the heart of the historic center of Palma de Mallorca. It is a complete renovation of a 2,500 m2 abandoned building that had been heavily modified throughout its more than 500 years of history. Can Bordoy has been envisioned and developed by businessman Mikael Hall and his family. The architecture and interior design have been carried out by OHLAB, an office directed by the architects Paloma Hernaiz and Jaime Oliver.

One of the most distinctive elements of the property is its garden, not only because of its size in such a dense area of the city, nor for being La Lonja’s largest private garden, but because of the richness and antiquity of the existing vegetation – which includes spectacular hackberries, jacarandas and citrus trees among others- as well as for the sound of the birds that inhabit it. The garden, along with the inner courtyard of the house and the roof terrace with panoramic views over the city, adds up to a total of almost 1,000 m2 of outdoor space. One of the project’s most important interventions has been opening the doors of the garden, until now unknown by the vast majority, to the city and giving it visibility from the entrance courtyard and from the street. Thanks to the new use of the building you can now visit most of the garden through the open terrace of the restaurant.

Marta and Benjamín Home in Palma, Spain by JAIME SALVÁ, Arquitectura & Interiorismo

This is an single-family house and swimming pool, which was designed by the architect Jaime Salvá, the technical architect Iñaki Fernández, and Blanci Blanc as the builder.

It is located in the Son Puig urbanization, Palma, on a plot of 458m2 with a steep slope, which means that the basement is at the level of the sidewalk leading to the house.

One of the objectives of the architect Jaime Salvá was to create a clean and contemporary geometry, by using breaks to achieve a dimensional pattern with different perspectives depending on which side of the house you look at, as well as a changing pattern of shadows throughout the day.

Social housing in Palma, Spain by studio RIPOLLTIZON

The project is located in ‘Pere Garau’ neighbourhood. The area was formerly characterized by blocks of single family houses with inner courtyards that followed a typical grid plan. Once the district became central in the city, amendments to the urban planning increased the building volumes significantly and changed the typology to collective housing. The project takes part of this transformation by redefining a corner plot, resulting from the addition of two former houses, into a new public housing building.

Puro Hotel in Palma, Spain by OHLAB

Puro is an iconic 22 room boutique hotel located in the heart of La Lonja, in the historical center of Palma.

Adapting itself to the different existing buildings, the hotel has an irregular configuration. The refurbishment project by OHLAB takes advantage of that complexity as a potential tool to generate unexpected and unique spaces where each room is different from each other. The project solves every room with individualized and unique layouts and solutions. The selection of natural and local materials emphasizing the Mediterranean essence has been very important. Another important focus has been the conception of the bathrooms as spaces for pleasure, spacious and integrated with the bedrooms, with generous, sculptural and freestanding bathtubs placed in the bedrooms just as another piece of furniture.

ENVIRONMENT AND SHAPE
The building is located in an intermediate location between and industrial and a residential area, adjoining the old prison in Palma, nowadays abandoned. The plot is trapezoidal, and the building adapts to it using the maximum surface area allowed, as it was required by the client. Its volumetric architecture is a constant dialogue with the environment, blending the architecture of ‘International Style’ and traditional rural buildings in Mallorca.

Conversion of the “Casa grande” Pavilion of Psychiatric Hospital into a Psychogeriatrical Pavilion. 2002. 1st prize (Finalized work) Constructed surface: 4.437 m².

The project is based on the idea of reclaiming the original volume of the building by eliminating the existing additions at both ends. By using the initial construction as a starting point, two new constructions have been added to the ground floor and thus solve the proposed program in the most comprehensive way possible.
