Ascension Paysagère in Rennes, France by MVRDV

MVRDV, along with co-architects ALL for real estate developer Groupe Giboire, has completed Ascension Paysagère, a residential complex at the confluence of two rivers in the west of Rennes, France. Occupying a crucial transitional space between the Rennes’ centre and its outer reaches, the 12-storey, 10,550-square-metre complex brings much-needed density in the context of the city’s outward growth, providing 138 homes in a variety of sizes and price ranges – including 37 units of social housing as well as commercial spaces and pleasant new public spaces in a green waterside environment.

Rennes Féval Tower in France by JDS Architects

The development is located next to and comprises of the new station inaugurated in July 2019. The city’s new express train connections have cut travel times to its neighbours and the capital by nearly half, enthusing many to develop business with or relocate to Brittany’s epicentre.

Within this Game Of Urban Thrones, Samsic, the region’s success story employing 90000, has set to relocate its headquarters to the Blériot-Féval site and steer its development, in collaboration with the developers from Bati-Armor and Rennes Municipality’s agencies.

Intergenerational housing complex ZAC Normandie Saumurois in Rennes, France by Le Trionnaire – Le Chapelain

The program is aimed at intergenerational housing with 8 housing units intended for seniors (3 T2, 5 T3), 1 T4 housing unit intended for a student flat share, and the rest of the housing units intended for families.

The 15 parking lots planned for this operation will find their place in the silo parking lot of program A to the north of program B.

The 2-wheelers will be sheltered by the porch, accessible from the ground floor, at the interface between the street and the heart of the block to the south of the building (51 m²).

Two out of six apartments, dedicated to more sensitive social tenants have individuals’ access, the four others have a common entrance. In order not to segregate the various social realities, we tried to unify the formal language of the 6 apartments.

Identity One in Rennes, France by Jean-Paul VIGUIER et Associés

Initiated in 2008, this city planning project for a new business district aims at reuniting the southside of Rennes with the historical city center. By 2025 the area will total 300 000m² of offices, housing, shops and other services.

As a part of this urban development that includes the transformation of the multimodal hub around the train station, a group of three buildings known as “Identity” emerges on top of the railroad on the Feval block. Jean-Paul Viguier et Associés signs the architecture of one of the buildings, Identity One, and is in charge of the project coordination for the entire area. The architecture firms Architecture Blanchard Marsault Pondevie and Maurer et Gilbert Architectes have respectively designed Identity Two and Three.

Intergenerational housing complex in Rennes, France by a/LTA

Beauregard (beautiful outlook) takes its name from the vantage point on which it is located and which offers distant views between the valleys of the Ille and Vilaine rivers. To fully appreciate this, one need only climb to the top of the residential building located at the Southern tip of the triangle of the new Cours des Arts designed by the architect from Rennes, a/LTA. At such heights conducive to travel, the great landscape can be taken in from the back of this urban cockpit.

To build this diverse ensemble of housing units which combines a social aspect and home buying possibilities, the project management team NEOTOA bravely rose to the challenge of creating an “intergenerational housing complex”. In 2013, the architects Maxime Le Trionnaire and Gwénaël Le Chapelain came to carry out this programme with a new kind of community living in mind.

Rennes Palais du Commerce in France by MVRDV

MVRDV has won the competition to renovate and extend the historic Palais du Commerce in Rennes. Developed alongside co-architects Bernard Desmoulin for developers Frey and Engie Avenue, the 18,000-square-metre redevelopment of the notable Rennes landmark will signify a renaissance for both the building and its surroundings. MVRDV’s proposal will reactivate the Place de la République and turn this former public building into a centrepiece of the city’s main commercial street, raising it to the level of significance that was initially intended.

Located in the southern part of Rennes’ city centre, the Palais du Commerce was originally constructed in two stages between 1885 and 1929 as a post office, library and arts school by local architects Jean-Baptiste Martenot and Emmanuel Le Ray. Today, the building is poorly integrated into the life of Rennes, with most residents unaware of most of the activities inside. The renovation and extension designed by MVRDV aims to rectify this, activating the building with new uses and a design that communicates these new functions to passers-by.

The project-site is located on a territory along the train tracks next to the Rennes main station and forms part of the EuroRennes development. The Beaumont site forms part of the master plan by the Parisian office FGP by Philippe Gazeau and Louis Paillard and Agence Ter.  The program contains approximately 25.000 m2 of development for offices, retail, housing and an underground parking garage.
