Built in 1993, Republic is a 600,000 square feet office development with retail and leisure amenities and 471 car parking spaces situated on a prominent 6.4-acre island site in the London Docklands. It is currently being refurbished and reimagined by Trilogy Property and La Salle Investment Management to appeal to the burgeoning innovation, co-working, cultural and tech sectors. With a distinctive building wrap from Studio Hingston and designs from award-winning architect Studio RHE, Republic aims to provide competitive rents to young talent priced out of central London locations such as the West End and Shoreditch.
Republic’s location, directly accessed by East India DLR station in E14, anticipates the eastward migration of the creative and digital sectors and cultural institutions, such as the English National Ballet’s move to London City Island and Olympicopolis in Stratford, and enjoys a Zone 2 location and transport links which connects in minutes to the established business districts of Canary Wharf, the City and West End, as well as the cultural neighbourhoods of Stratford and Shoreditch.

The Woodman’s Treehouse is a luxurious two-storey suite arranged between and beneath the canopy of aged oaks. Far from being a woodland folly it is the sleepover den every grown-up dreamed of as a child; a self-contained tree-top world of tricks and toys, part castle, part hovel, part lair. The treehouse is determinedly architectural, eschewing archetypal ‘Dr Suess’ aesthetic kitsch in favour of controlled composition and material exploration. The timber building draws on diverse architectural and cultural references combining with theatrical effects to create a visually rich and playful construction in the picturesque tradition. The building is situated in a Dorset woodland campus offering green workworking courses and was constructed by a self-build team of highly skilled green wood furniture makers, woodworkers and traditional craftsmen to an exceptionally high standard.
100% Design, the UK’s largest design trade show, announces its line-up of specially commissioned installations and features, reflecting both conceptually and physically this year’s theme of ‘experience’. Each installation will play on the senses to map a multi-sensory journey through the show, allowing visitors to immerse themselves in contemporary product design and be inspired by the possibilities enabled by great design.
The Central Bar at 100% Design has long been a hub for networking, a symbolic destination at the heart of both the show itself and the wider design industry. This year the 100% Design team has brought together a stream of uprights with colour scales adding drama to the central space, defining the area and providing a moment of shelter. The dramatic overhead installation is intended to provide a focal point for the entire show, surrounded by specially devised fins that define the entire space.
This unusually long Victorian Lion House is situated at the bend of a long terrace in Fulham. Given the limited depth of the rear garden and narrow proportion, the main body of the building and its rear wing were carefully extended towards the side and into a large basement, in accordance with the historical constraints imposed by its heritage context. Extensive light wells topping the extensions are utilised to expose newly open, contempviews. An ample basement space is connected to the upper levels both visually and physically through light wells, glass floors and cantilevered staircases, thus opening spaces across levels and creating a flexible and welcoming family home environment.
‘A classic and well-judged representation of Architectural Beauty’
The Jurors expressed the view that the Modern Mansion appeared to be a platonic and archetypically beautiful house with a clear presence in the landscape. It represents a simple solution to structuring the requirements of the family, whilst tailoring a response to their specific likes, dislikes and needs.
Based loosely on the informality of the Venetian Bacaro and a sense of place that was more Meat Packing District, New York than Holywood, County Down, il Pirata’s concept of small rustic Italian dishes to share set to challenge the preconceptions of the Northern Irish diner on their associations with Italian restaurants, and dining in Northern Ireland in general.
