This speculative new-construction duplex replaced a run-down 2-story rowhouse. The overall goal was to create modern, open living space, imbuing each unit with its own personality. The units are interlocked in both plan and section, utilizing the limited width of the site creatively to maximize interior spaces.
The lower unit’s entrance is from the front, and the other entrance is from a side walkway. The living/dining/kitchen spaces for each unit face the street, with large windows and high ceilings. The lower unit’s master suite is located at the back, with direct connection to a leafy rear yard. The rear half of the second floor also belongs to this unit, with 2 bedrooms, a full bathroom, and a small office.
Glam Seamless is a well-established online business dedicated to high-quality, high-end hair extensions founded by Alexandra Cristin. Until now, Glam has been an entirely online venture. Earlier this year, Cristin contacted Sergio Mannino to create her first shop in Soho, NYC. A few months down the track, and Glam Seamless is up and running.
As an online business, Glam is pink, white and – you guessed it – glam. We needed to translate this brand into a physical space; at Sergio Mannino Studio, this is our job, and we love it. Designing the ‘physical version’ of an online brand is always an interesting challenge – and we know how important it is to succeed at the first attempt.
The salon is a smooth cream and millennial pink, with shimmering ombre string curtains defining and separating the two areas of the store. Together with the color scheme, the curtains contrast elegantly with the clean, modern-retro-inspired lines of the salon counters and displays. The displays are part glass, part sheer surface and part handmade pink Terrazzo tiles.
Part of this house’s glamorous past in the famed Hills includes its previous ownership by actor Richard Gere. That connection to iconic masculinity continued when we partnered with L.A. designer Franco Vecchio, known for his sleek and exciting James Bond style, to complete the interior finishing. Our client was an entertainment producer who had previously been successful in the internet world. Rather than dictate our design he said, “surprise me.” And, he was suitably surprised. The original house was a 60’s modern gated-estate property that had undergone a partial renovation. Our client was a devoted art collector who hoped to create space to display artwork, give the home much needed flair, and increase the size and value of the property. Of course maximizing the spectacular views was always a goal. Clean straight lines, height, glass, and use of various textures all worked toward these interests. An art gallery, cozy movie theater and large garage were added, as well as the conversion of a game room into a master suite. Mission accomplished – this house sold for $2,000 per square foot in the summer 2012.
MVRDV Breaks Ground on its First US Project, a Colourful 22-Storey “Vertical Village” in Manhattan’s Washington Heights
MVRDV breaks ground today on Radio Tower & Hotel, a 21,800-square-metre mixed-use high rise located at 2420 Amsterdam Avenue in the Washington Heights area in Northern Manhattan. The 22-storey building, which is MVRDV’s first major project in the United States, combines hotel, retail, and office functions in vibrantly stacked blocks, reflecting the vivacious character of the neighbourhood and setting a direction for the future development of the area. Completion of the building is expected in 2021.

The new Chicago Flagship celebrates the pure simplicity and enduring authenticity of McDonalds, welcoming both residents and visitors to a playful and informal gathering place in the heart of the city.
The site is a full city block, just steps off Michigan Avenue, occupied since 1983 by the iconic “Rock ‘n Roll” McDonalds that emphasized drive through services. The new design re-balances car-pedestrian traffic creating a city oasis where people can eat, drink and meet. Green space is expanded over 400%, producing a new park-like amenity for a dense area of the city.
A generous solar pergola visually unites the restaurant into a single volume. Beneath this “big roof”, indoor dining areas, contained in a pure glass box, are seamlessly connected to outdoor spaces. The new kitchen reuses the footprint and structure of the previous store and comprises a second concrete clad box.
The 900 North Michigan Shops in Chicago, IL has been an anchor of the Magnificent Mile since the building was completed in 1988, and the luxury mall recently underwent a renovation process to modernize both exterior and interior spaces. To complete the main entrance redesign on North Michigan Avenue, Ellison Bronze custom balanced doors provide the perfect complementary entrance to the central revolving doors.
Located at the geographic center of the city of Portland, YARD is a 21 story mixed-use building that combines residential, commercial, retail, office and parking.
Positioned in the rapidly changing central east side of downtown Portland, at the base of the iconic Burnside Bridge and skate park, the site presented a multitude of challenges, both at an infrastructure and cultural level.
Located in one of Seattle’s most established residential areas, City Cabin’s design answers the client’s desire for a private urban retreat that would connect her to nature. Siting the 2,400-square-foot house on the northwest corner of the lot maximizes garden areas on the south and east sides. The home’s staggered footprint allows for more glazing, which increases sun exposure and garden views from every room. With the goal of net-zero energy use, the home’s design incorporates key sustainability features such as photovoltaic panels and an air-to-water heat pump. Planting mature trees and dense greenery onto the site helped transform an ordinary urban infill lot into a private refuge.
The clients approached Feldman Architecture to design a retreat for eventual retirement and visits from their grown children—a retreat befitting the natural beauty of the location in the Santa Lucia Preserve, a 20,000 acre private development and land trust near Carmel, California. The clients were meticulous in the selection of the site, searching for two years for a spectacular piece of land that was flat enough to accommodate living on one level. In an initial meeting with Feldman Architecture, the clients noted their vision of butterflies alighting on the meadow site, which the architects took as inspiration. They also expressed a desire to integrate indoor and outdoor spaces with a simple, modern aesthetic and to provide separate spaces for their visitors.
Klopf Architecture and Outer space Landscape Architects designed a new warm, modern, open, indoor-outdoor home in Los Altos, California. Inspired by mid-century modern homes but looking for something completely new and custom, the owners, a couple with two children, bought an older ranch style home with the intention of replacing it.
Created on a grid, the house is designed to be at rest with differentiated spaces for activities; living, playing, cooking, dining and a piano space. The low-sloping gable roof over the great room brings a grand feeling to the space. The clerestory windows at the high sloping roof make the grand space light and airy.
Upon entering the house, an open atrium entry in the middle of the house provides light and nature to the great room. The Heath tile wall at the back of the atrium blocks direct view of the rear yard from the entry door for privacy.
