The CityCenter Condo-Hotel, a $510 million, 1,543- room condominium-hotel, is a key component of MGM/Mirage’s new flagship development. The 1.6 million-square-foot residential hotel includes three dining facilities, pool and spa areas, and additional retail and office space. The hotel tower will be 54 stories tall, rising up to 550 feet above street level. Located at a strategic junction between the new CityCenter hotel and casino and the existing Bellagio Hotel & Casino, the project will serve as the gateway between both buildings, connecting two of MGM/Mirage’s largest and most prominent properties in Las Vegas. The project is scheduled to be completed by winter 2009.

CityCenter, consisting of 18 million square feet of construction and costing over $5 billion, is the largest privately-funded development ever in the United States. The entire project will consist of a mixture of hotel, wholly-owned condominium, retail, and office space in an effort to create a new urban district in the heart of Las Vegas. MGM/Mirage has selected a series of world-class architects including Cesar Pelli & Associates, Helmut Jahn, Daniel Libeskind, Foster and Partners, Kohn Pederson Fox, and others to create a new type of architecture in the city.

The Condo-Hotel consists of a crescent-shaped tower that reflects CityCenter’s focal point, Harmon Circle, and its adjacent towers. The building’s plan, comprised of three shifted arcs, maximizes the occupiable building perimeter and provides ideal views of the Las Vegas Strip and its surroundings. As the tower rises, the two outer planes peel away to reveal a slender, elegant,
monolithic tower that serves as a contrast to the typical Las Vegas hotel parti. Curtainwall will be primarily glass giving the general appearance of a modern, light, and transparent tower. At the base of the tower are various public amenities for the hotel such as restaurants, retail, and a fitness center. The swimming pool and deck which hover above the hotel lobby looking on to Harmon Circle, bring activity to the Circle and a unique vantage point for guests. The design also includes a tram system linking CityCenter with Bellagio, the Monte Carlo and future development, potentially extending to the nearby airport.
