Article source: Studio Gang Studio Gang announces their design for One Hundred, a new tower at 100 North Kingshighway Boulevard in St. Louis, Missouri, for Mac Properties. The design, which will be unveiled in a public meeting in St. Louis on Monday, December 12, proposes an architecturally significant apartment tower at the northeast corner of Kingshighway Boulevard and West Pine Boulevard in the Central West End neighborhood. “The Central West End is an extraordinary, architecturally rich neighborhood that has evolved over many decades,” said Eli Ungar, Founder of Mac Properties. “In planning a development for this exceptional site, we selected Studio Gang for their commitment to thoughtful, sustainable development and to a design that both honors the history of a community and contributes to its continued evolution.”
Situated on Forest Park in St. Louis, the residential tower proposed by Mac Properties is Studio Gang’s first project in St. Louis. One Hundred will rise just over 350 feet and include retail, amenities, parking, and residential apartments with views of the park to the west and the Gateway Arch to the east. The apartments are specifically designed to connect people to these views. Each apartment features its own corner living room with double exposures that enhance the amount and quality of daylight within the units. The design’s faceted facade of sloped glazing captures views and improves energy performance. “In a climate with four distinct seasons, we wanted to make it possible for residents to enjoy the different views and natural changes in light over the course of the year,” said Jeanne Gang, founding principal of Studio Gang. “By experimenting with the geometry of the facade and refining the apartment layouts, we were able to make every apartment into a corner unit perched above the park and city.” Tiers of four stories each repeat over the height of the tower, with the angles of the facade creating generous outdoor spaces on top of each tier that provide terraces for a quarter of the apartments, as well as shared social space and amenities for the resident community atop the green roof podium. The design of the building also provides for a generous streetscape adjacent to the park enlivened by retail, strengthening connections between the Central West End district and Forest Park and enhancing the urban fabric of the city. Working with the opportunities provided by the site orientation and environmental forces, the building’s leaf-shaped plan and tiered massing maximize its performance, reducing overall energy load and increasing occupant comfort. Multiple green roofs collect and store rain water for irrigation and reduce storm water runoff. Expected to break ground next year, One Hundred is scheduled for completion in 2019. The public meeting will take place on Monday, December 12, at 7,pm at the St. Louis Public Library (Central West End, 225 N Euclid Ave, St. Louis, MO 63108) and will include a presentation of the design by Studio Gang.
