MR 299 is a Housing Project with 15 units located in Matias Romero # 299, on a central neighborhood of Mexico City.

The Project is located on a regular site of 364.00 sqm. with two street fronts. The building has 6 floors:  The ground floor is destined for parking and lobby, and the last 5 floors are destined for housing, having 15 apartments in total.

Being located on a main corner of the neighborhood, we tried to design a striking façade yet respecting the surrounding styles. To achieve this we designed a grid that could give some movement to the façade, alternating some openings and providing balconies and terraces that vary in every level. We also worked with the designer Ariel Rojo to create a concrete lattice which is used as a façade to all services (parking and stairway). To give more contrast in the façade, we used white concrete in all the building differentiating apartments and service core.

The Project is divided in one tower and a shared patio. A lobby is located on ground floor, connecting the parking with the elevator core. This core is confined between two lattice walls, giving natural ventilation all day long. Every space in the apartments (rooms, kitchen, and bathrooms) has natural ventilation and illumination. Penthouse apartments have a private roof garden which duplicate it´s surface. An extra roof garden is given for the rest of the apartments to share.

Each level accommodates 3 apartments than vary from 65 to 95 sqm. and have front view to the street. A lateral patio is given to this apartments providing great natural lightning. To reduce the horizontal circulations, we sectioned the hallways with vegetation, giving to the last apartment a private balcony to the patio. All the apartments have balconies and terraces in every room, improving the quality of every space.
