Queen Anne House in Washington by Collaborative Companies

The homeowners of a lower Queen Anne home had a uniquely sloped lot featuring various levels providing enough space for a 4,350 square foot house and a large back yard. They approached the Seattle based design-build team at Collaborative Companies to create a layout that took advantage of the incredible city views.

One of the main design goals was to ensure every floor of the home had access to the breathtaking sights of the city and water. The visual connection to the city from the living space was most important on the 3rd floor where the kitchen was strategically placed at the NW corner of the house eliminating obstructions in the view, allowing for openness in the primary living spaces, all while maximizing privacy from the neighbor. Oversized windows on the south side of the house frame the city and allow light to flood the entire home. The kitchen features a Parisian aesthetic seen in the windows, subway tile, and other industrial touches inspired by the homeowner’s trips to France.

An exterior stair off of the kitchen allows access to a 790 sq.ft. roof deck. The expansive roof deck, equipped with a full kitchen and firepit, was designed for a variety of experiences. It is ready to entertain the masses or simply enjoy a more intimate moment around the fire taking in the panoramic view of the city and Puget Sound.

On the lower floors, the design team oriented the layout so primary spaces—including the master bedroom and bathroom, office, media room, playroom, home gym—faced the views towards the south west.

The home’s new layout aligns beautifully with the family’s daily routines and lifestyle, while creating an urban oasis for years to come.
