Article source: 10 DESIGN On 13th September 2013, Zhongxun Group and 10 DESIGN jointly hosted a press conference in Chongqing to unveil the design for Zhongxun Times, which will be the first within the 800,000 sqm Danzishi CBD(also designed by 10 DESIGN) to be built by spring 2015. This mixed use office and retail development sits centrally within the CBDis located on the banks of the Yangtze River.
The brief was to create an interactive retail environment that would interact and reflect with the rich topography that Chongqingis renowned for. The site set many challenges with a level difference of some 10m across such a narrow site and has to cater for multiple level pedestrian access point from elevated walkways interconnecting with adjacent developments and the Light Rail Station. The sensuous form of the podium was driven by the analysis of these various pedestrian flows through the site rather than a purely formal gesture. The layered external shells scoop up and direct pedestrian traffic up through the external skin of the façade or through the central retail atria. These undulating shells accommodate either LED screens, planting or elevated retail walkways so the whole façade is activated rather than the traditional ”black box” retail podium that is only activated on the ground floor. The external shell wraps within itself at key points to lead pedestrians into a central 4 storey high retail atrium. This atrium connects sunken gardens basement retail connections to adjacent plots up to a semi enclosed garden terrace F&B deck that looks out towards the river. The simple form of the tower contrast with the rich groundscape with the triangular form of the tower derived by maximizing the view corridors leading to the river through the adjacent towers. GORDON AFFLECK Gordon Affleck is a Founding Design Partner with 10 DESIGN. He has had 20 years of leading international design teams in Asia, the UK, the US and the Middle East. He believes strongly in the integration of sustainability as a core principle in design and that building close and collaborative relationships with clients are key to the success of any project. In his prior role as International Design Principal for both the Asia and Middle East regions for one of the largest architectural practices in the world, he has been responsible for several international projects with a selection as follows: Gordon’s completed landmark work includes- the Beijing Olympic Games Multi-purpose Arena, one of the largest facilities built for the 2008 Olympic Games, and the most successful venue in post-Olympic operation (now known as the China National Convention Centre) and Nanjing R&D Headquarters Campus in China for a global leading ICT solutions provider, Huawei. The Huawei R+D campus was one of the first research labs to use integrated Eco Well technology to integrate natural ventilation and daylight with in a controlled environment. As a Founding Design Partner at 10 DESIGN, much of his work has been secured from winning international design competitions. Among these include the Infinity Loop Bridge, in Zhuhai, a key signature gateway bridge (300m long) for the new Shizimen Central Business District in Zhuhai, China. This project has been widely published internationally as well as a key technical feature with the Architectural Journal (May 2012). He has worked on numerous high rise residential and commercial projects throughout the Middle East and Asia. Perhaps most notably is the 320m high “transforming” Shizimen Tower in Zhuhai. The tower due for completion in 2014, is the regions landmark high rise structure and will be the focal point of the Shizimen International Convention Centre Complex, also designed by Affleck. He and his team are also currently in the detailed planning stages of the 750,000sqm Danzishi Headquarters District in Chong Qing, one of Chinas largest Cities. The development consists of 12 high rise commercial towers that utilise a closely integrated weaving groundscape of retail and amenity ribbons that link and enclose public space while connecting the waterfront and individual developments with the mass transport interchange. Along with the Shizimen Tower and the Danzishi CBD he and his team are also currently working on the design for a number of other high profile project including: a 450,000 sqm of Retail Mall for Summer International in Zhuhai, China (one of the world’s largest retail malls), and the competition winning design and master plan for the China-Taiwan Cross Strait Forum and CBD in Pingtan, China, the governments flagship development to spur trade and political communication between Taiwan and the PRC. His work in creating sustainable community centred master plans, which push pedestrianisation, quality public space and integrated public transport in lieu of simply pandering to the private vehicle has led to his competition winning master plans in both Asia and the Middle East. Most notably perhaps the redesign of Yas Island, in Abu Dhabi creating 4 square kilometres of waterfront development and the commission to redesign the leisure and community cluster of the Palm Jebel Ali development in the UAE.
